If there’s something I’ve learnt recently but has proven to be one of the most valuable lessons learnt! The art of following up! I received an email about an old property I was interested in had come back onto the market as the deal fell through! So I’ve re-analysed the property to be sure in case anything had changed and called the agent to discuss what happened and how is the landlord feeling and a new potential offer!

Just remember! If a property has been listed for quite some time, or if a sale has fallen through be that once or multiple occasions. This puts you in great stead to negotiate a good price as these factors can make a seller tha much more motivated to get it gone! 👋

So my builder went to a viewing for me last week and it was a hell of a shock!

Well I mean I guess it makes sense why there was only x4 pictures of the property! My builder was even was made to sign a waiver that they’re not liable if he got injured viewing the property as there was a hole in the stairs! This is the perfect house we need! 😂🙌🏻

As you can tell I may have underestimated my refurb quote but the figures still work! We had a chat with the agent and now we wait to see what they think!

So this is me and my little boy at 6:30am. I’m on property engine analysing properties while Arlo has breakfast (peanut butter on toast don’t worry healthy and self feeding 😂)

Managed to analyse another property and figures look good based on conservative and comparables so will be calling the agent to see if my numbers would be considered by the vender and maybe book viewing depending on if my estimate is within the venders price range

Hit the ground running with our first full week back! And we hit it hard! 👊🏻

Spoke with a few agents and put forward some strong interest without jumping straight into formal offers.

Out of the 5 potential properties I found in just one day, only one was worth viewing as I like to keep and maintain my standards high! 🙌🏻

I also had to readjust after my Property Engine Pro package ended, but stayed adaptable and kept things moving. 💻

Finished the day running one last quote after a late email came through! “Money likes speed” so I had to get it done that night to follow up with this the next day 💵

Overall a great first day back! Let me know how your first day back went! 💪🏻

It’s this time of year that makes you think more about family than any other time of year! 🎆

To celebrate and appreciate the family you get to spend time with. 🤗 But also to remember those who you’re not able to spend time with anymore 👼

Family is my reason why for doing what I do. And it’s so important to me that I actually had to turn away business from an investor to focus on my family due to some unfortunate news relating to my family.

That’s how important my why is to me! Never sacrifice your reason why for work and forget that it’s your reason why that for you started in the first place! 🙌🏻
