Planning a kitchen renovation? The bit everyone compliments is the finish, but what actually made this kitchen work were five decisions made long before the units arrived, and they’re the ones first time renovators miss most.#firsttimerenovators
	1.	A socket and lighting plan signed off before first fix electrics, because moving a socket after plastering means chasing walls and redecorating.
	2.	Appliances chosen before the units are ordered, so your integrated fridge freezer or range cooker actually fits the housing it’s meant for.
	3.	The extractor ducting route agreed early. Part F of the Building Regulations requires kitchen extraction, and if the duct has nowhere sensible to go, you’ll end up with a weaker recirculating hood.
	4.	Sink and dishwasher positions fixed early, because moving a waste pipe across a room can mean lifting floors.
	5.	Deciding whether flooring runs under the units. Laying LVT or engineered oak right through costs more material, but it means you can change the layout later without a gap.

If you’ve received multiple bathroom quotes and your brain is pretty much fried! Then don’t panic! Let me break down for you why costs for essentially a small room can vary! It’s one of the biggest questions people have when it comes to a bathroom renovation either stand alone or as part of a whole house renovation and remember, always get at least 3 builders quotes to compare and make sure they’re detailed! #firsttimerenovators #homerenovationproject #bathroomreno #bathroomremodel #homerenovationuk taken in London, United Kingdom by @officialbecksperfect

Planning your renovation budget? The worst piece of advice people are STILL following is “just add ten per cent contingency”, and I’ve even said it on here, but for most first time renovators it’s nowhere near enough. Most UK renovation guides now recommend fifteen to twenty per cent, so here’s how to get yours right.

	1.	Match it to the age of your house. If it’s pre-1930s, aim for twenty per cent, because you’re far more likely to uncover rotten joists, lath and plaster walls or wiring that needs replacing.
	2.	Work it out on the total project cost, not just the builder’s quote, because architect, structural engineer and Building Control fees all count too.
	3.	Keep it for unknowns, not upgrades. If it quietly pays for the boiling water tap you fell in love with, there’s nothing left when the plasterer finds damp.
	4.	Put it in a separate account so it doesn’t become the furniture budget by accident.
	5.	If your home was built before 2000, get an asbestos survey before work starts, because finding it mid-project means stopping work and paying for specialist removal at short notice.

And if your numbers already feel tight, don’t panic, that’s exactly what we can work through together. I’ve got Renovation Clarity Call spaces open this month, so we can stress test your budget before a single wall comes down. Click the link in bio to book in.

Back from holiday and I had so many lovely messages about my piece in the @theipaper a few weeks back that I wanted to share some snippets for anyone who didn’t get to read it fully.

I talk about renomaxxing your house, things to think about when starting a home renovation and how to stay ahead of your plans as a first time renovator.

Honestly so chuffed to be featured and very grateful to @katstorrwriter for asking me to be a part of it.

AD | Paying a builder in stages is the best protection you have on a renovation, and almost nobody sets the stages up properly.

A fair builder payment schedule ties every payment to something finished and visible. The rule to hold onto is this one: never let the money get ahead of the work. Because the only thing that moves a stalled job along is money you haven’t paid yet.

You can take the guesswork out of the whole thing with @renno_uk

You agree the stages and the cost of each one with your builder up front, your money stays protected rather than sitting in their account, and each payment is released only once you’ve seen the evidence and approved it. Free for you as the homeowner, and it runs right through to snagging.

Comment BUILDERS and I’ll send you my Good Builders Guide, plus how to get started with Renno.

Thinking of renovating a 1980’s house? It could be a great project but there are definitely things you still need to consider. So if you’re a first time renovator looking for your next project, then listen up and see if a 1980’s house is still top of your list.

Did you know that the correct order for a kitchen renovation can seriously affect your renovation budget if you get it wrong? If you’re got a kitchen upgrade happening soon, make sure you’ve got the correct sequence sorted so that you don’t make any costly mistakes.

AD | How much deposit should you pay a builder? Did you know that’s the wrong question to be asking…

The right question is am I aware and happy with what the builder will be spending that money on? If they can’t give you that information, then the money is out the window and hard to get back if something goes wrong.

So protect your home renovation budget as soon as possible by making sure everything is properly accounted for from deposit through to final payment.

Ask your builder to clearly itemise and document what the deposit relates to, pay for big ticket items directly where possible and make sure you’re protected all the way through your build with an app like @renno_uk .

Super easy to use, you agree the payment stages with your builder up front, your money stays protected rather than sitting in your builder’s account, and each stage is released only once you’ve seen the evidence and approved it. Reassurance and peace of mind from day one.

Comment DEPOSIT and I’ll send you more information on how to get started with Renno.

Jumped on Instagram 7 months ago thinking I needed to educate first time renovators on how to renovate in the right way for your stress levels, budget and forward planning, fast forward to today and an interview I did with @theipaper goes live talking all about ‘Renomaxxing’ (the term I penned for what I think you should do to get the most bang for your buck!)

Hugely proud, excited and great to do it with a little help from @narrativeltd too! Love working with others in the industry who are massively aligned in our thoughts on how things could be done better.

Also a huge thanks to all of YOU who follow, learn and become better renovators everyday! What a wonderful community this is! 🥰

Architect or structural engineer? Which one do you actually need for your home renovation project? Most people either hire the wrong one first, or pay for both when really they only needed one! So make sure you understand their services and what would be right for you!
