PLANNING APPROVED.

Nearly two years after we first made an offer on this site, it feels pretty good to finally say those words and share that our next project will be in Paddock Wood.

This one is personal. It’s where we grew up, went to school, built our businesses and where we still live today. To now have the opportunity to build nine homes here ourselves, and eventually drive past with our families and see the Corker Brothers name across the development, is going to be pretty special.

We definitely feel like the underdogs on this one. Paddock Wood has some of the biggest national housebuilders in the country building here, but there’s one thing they can’t replicate: two brothers building a beautiful collection of nine homes in the place that shaped them.

So we know we have to make it special. The design, craftsmanship, landscaping, brand, marketing and the way we tell the history of the site all have to come together to create something we’re genuinely proud to leave behind.

A huge thank you to the landowners for believing in us and trusting us with their site, and to everyone who continues to support, recommend and back what we’re building.

We appreciate you more than you know. 🙏🏻

THE FINAL PART OF OUR TOWN COUNCIL MEETING.

Walking out of the meeting, there was definitely a sense of relief, but more than anything we came away feeling really positive about how it had gone. We’d had the opportunity to answer some difficult questions, openly discuss the concerns around the project and explain the thinking and work that had gone into it.

Even watching the videos back afterwards has been incredibly insightful for us. It gave us the opportunity to look at how we handled the meeting, what went well, what we could have done differently and, most importantly, where we can improve next time.

We’re on a relentless pursuit to do things differently, but also to constantly improve, refine and better ourselves along the way. We’re still learning with every project and every new experience, even if that sometimes means @harrycorker having a go at me for interrupting him 😂

Putting ourselves in situations like this, especially ones that are outside our comfort zone, is all part of that journey.

We hope you’ve enjoyed watching these videos as much as we’ve enjoyed sharing them. There’s still loads for us to learn, but that’s exactly what makes the journey so exciting.

And very shortly, we’ll finally be announcing the outcome of our next project… 👀 by @olivercorker

I love finding brands and spaces like @ere__ere__ere that make me stop and think, whether it’s the branding, the interiors, the positioning or simply the way the whole experience comes together.

This fitness concept in Montreal, founded by @stefaniesterg and @lexlevy , is a great example. I love everything about how they’ve positioned the brand and brought it to life, especially the incredible interiors designed by @ivystudiooo

A very cool, beautifully executed business.

Life lately. New contracts signed on land, dinner with partners and, most importantly, the arrival of my beautiful little girl. A lot to be grateful for. 🙏🏻 by @olivercorker

These meetings naturally come with a certain amount of pressure, particularly when you have your own money invested in the planning application and genuinely believe in what you’re trying to achieve.

Add a camera into the room, alongside the fact that this was our first ever meeting of this kind, and I think we did ok. 🫠😂

There are certainly things we would do differently next time, but that’s all part of the journey. We went into the meeting with an open mind, listened carefully to the concerns raised and did our best to explain our thinking, backed by the work undertaken by our wider professional team.

It was an invaluable learning experience and one we’ll take a huge amount from as we continue to grow.

We’re sharing moments like this because we want to show the reality behind property development, not just the finished homes or the planning approvals. There’s a huge amount that happens behind the scenes, and often the most valuable lessons come from putting yourself in situations you haven’t experienced before.

Have a watch and let us know what you think. We’re always open to constructive feedback and learning from others.

For anyone looking to pursue their own path in property development, hopefully this gives you a genuine insight into one small but important part of what it takes to navigate a site through the planning process. by @olivercorker

Explaining the thinking behind our show garden concept and how we’ve tried to really utilise the space.

What started as just an idea nearly 10 years ago has grown into something we’re incredibly proud of. Seeing people come down, walk through the gardens and say so many positive things about what we’ve created is always a great feeling.

I strongly believe the concept helped set a new standard for how landscaping materials could be displayed within our industry and the wider builders’ merchant sector. Rather than simply showing products on racks or in bays, we wanted people to experience materials properly, installed within real environments and surrounded by planting, design and inspiration.

But we’re not finished.

I consume to create.

I take inspiration from brands and spaces around the world, not to copy them, but to understand what makes them special. My ambition is to one day weave this thinking throughout our developments, creating incredible social infrastructure as part of our wider approach to placemaking.

@pantrypantrypantry, part of the @madhappy world and founded by @peimanraf, @noahraf, @joshuajsitt and @masonspec, two brothers and their school friends, this is another brilliant example of creative minds and great operators coming together to build something special. by @olivercorker

You wouldn’t believe the amount of work we’ve put into this business over the last decade. There were periods of working seven days a week for months on end, completely living and breathing Corker, doing whatever it took to establish the brand and move the business forward.

The last 10 years have been about learning, growing, making mistakes, evolving and slowly gaining a much clearer understanding of who we are, where we belong and what this business has the potential to become.

And I genuinely believe we’re only just getting started.

The next decade is going to be special. With the incredible team around us, our brilliant and creative customers and everything we’ve learnt along the way, we’re going to evolve Corker into one of the most exciting platforms in the sector.

Mark my words, we’re going to build something very special. taken in Corker UK by @olivercorker

It’s completely normal to feel nervous walking into unknown and uncomfortable situations, but we’ve always tried to approach them with a glass-half-full mindset and a positive outlook.

Preparation is everything in moments like this. We spent a lot of time with our professional team reviewing every concern raised by the local community, making sure we understood them properly and had done the work needed to address them. We also prepared packs to hand out on the evening so everyone had the information and supporting evidence in front of them.

In the next part of this mini series, you’ll see us sitting down in the meeting and openly discussing the concerns and previous objections to our proposals. It was a new experience for us, slightly outside our comfort zone, but exactly the type of conversation we believe developers should be willing to have. by @olivercorker

Taking a piece of land through planning is not for the faint-hearted. There’s a huge amount of risk, work and uncertainty behind the scenes before a single foundation is poured.

We’re about to release a mini-series capturing our first time sitting down with members of our local Town Council to openly discuss their concerns around one of our projects. We wanted to listen, reassure and show that we’re here to do things properly, backed by the work, evidence and data from our professional team.

It took us outside our comfort zone, but it reinforced something we strongly believe: these conversations should and must happen. Development should be collaborative, human and built around proper dialogue with the people who already call that place home.

We’re still learning with every project, but our approach is simple: listen, engage and treat people how we’d want to be treated.

We’re locals building for locals, and that comes with a responsibility to do things properly. by @olivercorker
