Hi, I'm Stephanie; many of you know me, but for the new faces, I wanted to say hello again! Denver real estate agent, mom of two, lover of old houses, and a firm believer that a good guide makes all the difference.

Prior to real estate, my journey has many years of education, informing, empowering, and that's still how I show up: making sure you understand every step instead of just trusting me blindly.

I live in a 130 year old Queen Anne in Sloan's Lake, host way too many neighborhood gatherings, and genuinely believe buying or selling a home should feel like part of your story, not just a transaction. If we haven't properly met yet, consider this our warm connection.

What's something you've always wondered about buying or selling in Denver? Any questions about the market? Something you are looking forward to this summer? by @onthemovewithvail

To all the buyers out there holding out for a truly one of a kind home, allow me to introduce you to the Denver Pallet House. An architectural masterpiece that makes a striking first impression with its sculptural facade, creating a unique balance of natural light, privacy and architectural beauty.

Thoughtfully designed throughout - from the spa like bath to retreat to, the beautifully landscaped yard and covered living area, to the chefs kitchen with an oversized island and walk in butlers pantry. This is a home to experience.

Sometimes clients say it best in their own words, so I wanted to share a real recent situation and the experience in my seller’s own words. While I am deeply grateful to guide people through this market (and all the future market shifts), and have a successful sale with incredibly happy clients, this one also had a few tough aspects to it.

The sellers bought a few years ago and reached out to connect earlier this year. As we were reviewing the markets and comparable homes, we had to have some tough conversations and they weren’t sure they wanted to move forward. Fast forward 5 months and once it became clear they were ready to move we had to have some very real and data driven conversations about the price and the strategy.

Ultimately, they sold for less than what they bought for- which is never an easy thing to stomach- but what helped them was having the valuable market information, being educated and therefore empowered to make the decisions. Strong negotiations and strategy helped minimize the time on market and additional costs thanks to of the expectations set from day one.

If you or someone in your life could use this kind of hands on and strategic support in navigating today’s market, I’d love to connect and have an opportunity to earn your/their business. by @onthemovewithvail

6 years married. Almost 12 together! I love going back to relive this day- watching our ceremony with our kiddos while sipping coffee, getting lost in the endless memories, the images captured and the vows shared. Then getting out to live and enjoy the life we’ve created together. 10.10 will forever be a day that brings a smile to my face and also remind me how deeply we are loved. My heart is so full. Love you @petroccoco 💞 by @onthemovewithvail

It’s easy to feel overwhelmed by the headlines, especially in the last few weeks as mortgage interest rates have continued to rise. Even with that being the case, that is not the whole story. Rather than being overwhelmed by the news, I encourage you to reach out so we can boil it down to what the market data means for you and your specific situation.

Strategy, education, preparation and data can be guiding lights to navigate through what can feel like an uncertain time. As your real estate advisor, I am committed to learning and understanding the options so you can feel supported and guided to make the best decision for you. What I have experienced while helping clients navigating the Denver Metro market is that the best time to move is when it’s best *for you*. Education is empowering, so if you are looking to learn more and understand what it looks like to navigate a move, reach out so we can connect! I’d love to be a resource and advisor for you.

Most people shop for a house and then shop for a rate. This one comes with the rate.

4776 Federal Blvd has an assumable mortgage at 5.125%, and the loan is already 4 years in. That means under 26 years left on the loan, not 30! This timing is also helpful for your payment as it means you’re stepping in after the most interest-heavy years are already behind it.

What that looks like in real life: a lower monthly payment than a new loan at today’s rates, and a faster path to owning your home outright.

A few things to know:
The buyer must qualify with the lender on the mortgage. The buyer must also cover the difference between the purchase price and the remaining loan balance. This is subject to an accepted offer and contingent upon buyer and lender approval.

If this sounds like an opportunity you don’t want to miss, let’s chat! Our next steps will look like: hopping on the phone to discuss, setting up a tour of them home, then walk you through the math and connect you with the service provider who knows assumptions inside and out.

DM me “RATE” and I’ll send the full payment breakdown and we can make a plan to tour this gem. 🏡 by @onthemovewithvail
