Mortgage rates are back above 7%. Here is what that actually means for buyers right now and what you can do about it. 🏡

📉 Rates in the sevens do not mean rates in the sixes do not exist. They just cost more upfront.

💰 Sellers can contribute up to 6% of the purchase price in credits depending on your loan type and down payment.

🔑 Those credits can be used two ways:
Permanent buydown: lower your rate for the life of the loan.
Temporary buydown: start lower and ease into your full payment over 1 to 3 years.

📋 A 2-1 buydown means year one your rate is 2% lower, year two it is 1% lower, then fixed after that.

♻️ If you refinance before the temporary buydown period ends, any unused seller credit money comes back to you or offsets your refinancing costs.

Sellers are motivated right now. That is leverage. Use it.
