🏡 Big Changes Are Coming to Home Appraisals in November 2026

If you’re planning to buy or sell a home, here’s something you’ll want to know.

Beginning November 2, 2026, residential appraisals for most conventional loans sold to Fannie Mae and Freddie Mac will follow a new national reporting standard. While this won’t change how your home’s value is determined, it will change how appraisers collect and report information. (Fannie Mae⁠)

What this means for homeowners:
✅ More detailed documentation of your home’s condition
✅ More interior and exterior photos
✅ Better reporting of updates, remodels, and energy-efficient features
✅ A more modern, standardized appraisal process designed to improve consistency across the country.

Good news: Your home’s value will still be based on local market conditions, comparable sales, location, condition, and features. The new system simply provides a more complete picture of the property.

💡 Seller Tip: Keep a record of improvements you’ve made—new roof, HVAC, flooring, kitchen or bath remodels, windows, insulation, landscaping, or energy-efficient upgrades. Having this information organized can help the appraiser understand your home’s story.
