410 Trousdale Place, designed by James Jannard and iDGroup in Beverly Hills, California, United States (2016) James Jannard, the founder of Oakley, bought this lot in the Trousdale Estates neighborhood in 2009 for about $20 million. He then spent roughly seven years building a house on it. The result is an 8,000 square meters of concrete home with five bedrooms and ten bathrooms, set on about two acres above the city. The walls and floors are bare concrete, and there are floor to ceiling glass walls, aluminum details, and curved concrete hallways inside. Visitors arrive through an oval motor court that is said to be inspired by Stonehenge. The house has some odd details that most people would never expect. A total of 96 concrete columns hold up the structure and make room for skylights and walls of glass. A motorcycle is displayed below the skylit entry, and the infinity pool has been compared to the Salk Institute by Louis Kahn. Jannard also founded Red Digital Cinema, a maker of cinema cameras, so his taste for bold design went well beyond sunglasses. A house this gray and hard should feel cold, but it doesn’t. The glass lets in a lot of light, and the soft furniture makes the concrete feel warmer. It also looks like the same thinking behind Oakley, where products looked like nothing else on the market. Writers have called it a supervillain lair, a Bond villain house, and Tony Stark’s mansion, and the design makes all three comparisons easy to understand. The house was listed at $68 million in 2024 and sold for $46.95 million. Jannard paid about $20 million for the land in 2009, so even at the lower price it was a big return.
