I’m asked more and more about the effects of AI 🤖 in thd property sphere and welcome it on many levels. Yes speeding up descriptions, giving one of the most accurate views of €/Sq/M of pricing whilst looking at a project in Lisbon 🇵🇹- I spent three days there to calculate an average potential exit €8 to 8.5k psm whilst someone in the office used ChatGPT got to €8.3k in just 3 minutes and nil travel costs… but what it will never replace is the importance of ‘connection’ in the property world. I’ve a few lucky 🍀 items I leave in show apartments- my Chinese 🇨🇳 porcelain dogs 🐶 by a fire, 🔥 glug jugs and occasionally a lucky picture of the first trout 🎣I caught on the Test near Stockbridge a few years back. 3 weeks ago a snappy agent called me to ask which beat it was on the Test. Remarkable from just one picture. I explained roughly where it was but was normally opposite @rod_stewart__fans or occasionally @ericclapton he replied I know exactly where that is. My dad taught thought them both on that very spot. Immediately I thought what a bright, interesting agent who also has a hobby (he took a year out during COVID to teach and host Salmon 🍣 fishing in Iceland which I’ve added to my bucket 🪣 list.) At the end of the call he slipped in, oh, I think I might sell your apartment too, it’s a cracker. But let’s talk over the weekend as I don’t wan to press the buyer. I also work Saturday and Sunday on portobello selling my clothes brands, so is it okay if I can call you either early of late. ⏰ okay. That was Friday last week. Bid in Saturday- I was happy with it but he said no, I’ll get you some more. The final push beyond this figure would be your call however. This, is AGENCY done correctly.
