Part 2.1 This is where the right advisor matters.

On a VA 2–4 unit purchase, we need to talk about the real numbers:

VA funding fee.

Seller concessions.

Prepaids.

Closing costs.

Rental income.

Reserves.

And how the lender is actually underwriting the file.

The VA funding fee may be financed. Some veterans may be exempt entirely.

Seller concessions may help reduce cash needed, but they are not the same thing as normal closing cost credits.

Prepaids are not the same thing as closing costs.

And rental income is not always counted the way people on the internet make it sound.

This is why I say the lender and advisor matter.

Because the difference between bringing almost nothing to closing and being told to bring $10,000, $15,000, or $20,000 can come down to whether your team knows how to structure the file.

The VA loan is the tool.

The structure is the strategy.

And the advisor is the leverage.
