Calgary Real Estate Market Update -
September 2026

SALES & PRICE
Average sales prices continue their downward trend after peaking in June. Two years ago in 2024 prices stayed level for nearly six months in a row through the winter, but last year they fell all the way through until December, before coming back up in January. Once the weather turns buyers are less likely to get in the car and shop, and so we should expect sales volumes to decline and Calgary’s traditional slowing sales pattern to hold true for the rest of the year. MONTHS OF SUPPLY
Calgary remains a buyer’s market as we head into the slower months of the year. After coming closer to balance during the summer months the overall market has now returned to approximately the same level it was 12 months ago, a modest buyer’s market condition. SALES-TO-LIST-PRICE RATIO
Sales-to-list-price ratios allow us to see whether it is buyers or sellers who are gaining or losing momentum, and from that we can usually infer where the market will be going. Given that all of the asset classes have been showing larger and larger gaps between sales prices and asking prices, it’s likely that prices will continue to head downwards, particularly with apartment condos. MONTHS OF SUPPLY BY CATEGORY
When we look at each of the individual asset classes we can see that apartment style condos and row townhouses are driving up the average number, and that the detached segment - the largest in Calgary - is holding just very slightly in buyer’s market territory. From the graph we can say that Calgary is still oversupplied with respect to smaller, condo units. #calgaryrealestate #calgaryrealestatemarket #redlinerealestate #realbrokerage.
