🚿 Utilities Matter: Septic (Title 5) capacity or municipal sewer connections are the biggest factor in how many bedrooms you can add.
🚗 Parking & Layout: Must meet standard local setbacks, with at least 1 off-street parking spot required.
🚫 Long-Term Living: Short-term rentals (like Airbnb) aren’t allowed—these are meant for long-term tenants or multi-generational living!
