Here’s what you need to know before planning yours:
📐 Size Cap: Up to 900 sq. ft. (or 50% of your main home’s footprint).
🚿 Utilities Matter: Septic (Title 5) capacity or municipal sewer connections are the biggest factor in how many bedrooms you can add.
