Don’t buy a waterfront home in Fort Lauderdale until you know this.
Because not all waterfront homes are the same
And if you own a boat, one of the biggest differences is something you might not even notice when looking at the house:
The bridges between your backyard and the ocean.
A fixed bridge doesn’t open.
So if there’s one along your route to the Intracoastal or ocean, your boat’s height — specifically its air draft — becomes extremely important.
But here’s the part people get wrong:
A fixed bridge isn’t automatically bad.
If you have a smaller or lower-profile boat that comfortably fits underneath the controlling bridge, that waterfront home might work perfectly for you.
That’s why areas like Garden Isles, The Landings, Bal Harbour and Laudergate Isles shouldn’t automatically be crossed off your list just because certain routes involve fixed bridges.
But if you’re trying to accommodate a larger yacht, flybridge, tower or sailboat?
Now the search changes.
That’s when we’re looking more closely at no-fixed-bridge and deepwater options throughout areas like:
Harbor Beach
Rio Vista
Las Olas Isles
Sunrise Intracoastal
Coral Ridge
Lauderdale Harbors
Dolphin Isles
Bermuda Riviera
Bay Colony
Parts of The Landings
And farther north, options throughout Pompano Isles, Harbor Village and Lighthouse Point can enter the conversation too.
But there are also some areas people don’t immediately associate with unrestricted boating.
River Oaks. Tarpon River. Sailboat Bend. Riverside Park. Shady Banks. Lauderdale Isles.
And here’s the most important part:
“Ocean access” alone doesn’t tell you enough
Before buying, I want to know:
What boat do you have?
What’s the air draft?
What’s the draft?
What’s the controlling bridge clearance?
How deep is the canal at low tide?
How wide is the canal?
What’s the condition of the seawall?
Can the dock actually accommodate your boat?
And how long does it take to reach the inlet?
Because the perfect waterfront home isn’t just the one with the best view
It’s the one that actually works for your boat.
