Cold calls were not cutting it for Joe Vairo. Then the Broward native committed to posting one real estate video every day, connected with a buyer within 30 days and soon helped him purchase a roughly $2.5 million home in cash. Today, Vairo has 50,000-plus Instagram followers across @livinginfortlauderdalefl and @thevairogroup, plus another 50,000-plus on TikTok. His videos cover everything from new parks and local restaurants to neighborhood breakdowns and what buyers can get at different price points throughout South Florida. We caught up with the former college football player and Ironman finisher about his unexpected road into real estate with @exprealty, why he sometimes tells clients not to buy and where he sees Broward’s housing market heading. What does $2.5 million buy you near Downtown Fort Lauderdale?

This is a brand new home with a pool and 2 car garage, and I think it’s a great example of why this neighborhood is worth looking at if you want to be close to Downtown Fort Lauderdale and Las Olas but still want an actual single-family home

Currently asking $2,485,000, the home was completely rebuilt in 2022 and offers:
3,268 SF of living space
4 bedrooms
4.5 bathrooms
2-car garage
Private resort-style pool
Outdoor summer kitchen 612 SW 6th Ave

Inside, you have an open great room, chef’s kitchen with a charcoal island, custom bar and separate office

Upstairs, there’s an open loft plus a primary suite with vaulted white-beamed ceilings, private balcony and spa-style bathroom with a soaking tub

Then there’s Tarpon River.
You’re just south of Downtown Fort Lauderdale, close to Las Olas and the New River. With everything from Riverside market, the park, Wells Coffee, THe Fitz, Tarpon River Brewing, Legacy Fit, and even Publix

And that’s what makes this part of Fort Lauderdale interesting to me

What Under $3.5 Million Gets You In West Palm Beach on The Billionaire Corridor

2 bedroom + A Den at Alba Palm Beach

Alba is located at 4714 N Flagler Drive, directly on the Intracoastal Waterway

The boutique tower rises 22 stories but contains just 55 residences, helping create a much more private residential experience than many larger South Florida condo projects

You have oversized terraces with summer kitchens, private elevator vestibules, floor-to-ceiling impact glass, Italkraft kitchens and Sub-Zero and Wolf appliances

Downstairs are more than 25,000 square feet of amenities, including two pools, spa, fitness center, private dining, wine storage and owners’ lounge spaces

And one of the biggest differentiators?
The water

Alba sits directly on the Intracoastal with a private dock, boat-slip access and no fixed bridges to the Atlantic Ocean

Remaining residences currently start around $3.5M

Alba matters because it isn’t just another new luxury condo.
It may be one of our first looks at what this entire section of West Palm Beach is going to become

If you’re searching for Alba Palm Beach condos, new construction condos in West Palm Beach, waterfront condos in West Palm Beach, North Flagler Drive real estate, Palm Beach luxury condos, or new developments in West Palm Beach, this is one project worth knowing

West Palm Beach is building what people are calling the BILLIONAIRE CORRIDOR — and the waterfront along North Flagler Drive could look completely different over the next decade.

Everybody knows about the luxury real estate on Palm Beach Island.
But right across the Intracoastal, West Palm Beach is experiencing an incredible amount of new development.

And we’re not just talking about a couple of condo buildings

Here’s what’s happening along the waterfront:
Ritz-Carlton Residences West Palm Beach — A new luxury waterfront condominium bringing Ritz-Carlton-branded residential living to North Flagler Drive.

Olara — A waterfront residential development with luxury condos, a private marina and resort-style amenities.

Shorecrest — Related Ross’s 28-story luxury condo tower, with waterfront views and wellness-focused amenities.

Rosewood Residences — Another major branded luxury condominium project planned along North Flagler.

The $100 MILLION waterfront property — Terra and BH Group have been pursuing a roughly $100 million land deal across from Currie Park, with plans for two 31-story towers and approximately 281 residences.

Currie Park — A roughly $35.5 million waterfront redevelopment bringing improved public spaces, boating access, trails, pickleball and more.

Estates at NOMAR — New luxury single-family homes adding another residential option to the area with no HOA

Rybovich Marina — A major mixed-use redevelopment planned around one of West Palm Beach’s best-known marinas, including 2 residential towers, a private club, dining and retail.

Alba Palm Beach — A boutique luxury waterfront condo development along North Flagler Drive.

Apogee — Another proposed luxury residential tower farther north.

Mandarin Oriental Residences — A planned 31-story, 87-residence waterfront development, with an anticipated 2031 opening.

West Palm Beach is getting an entirely new Vanderbilt University campus — and I think this is one of the biggest stories happening in Downtown West Palm Beach right now.

Vanderbilt University has filed plans for a nine-building graduate campus in the Government Hill area of Downtown West Palm Beach.

And we’re not talking about a small satellite office.

Here’s what’s being planned:
Approximately 9 acres in Downtown West Palm Beach
9 buildings, with some potentially reaching 10 stories
Approximately 300,000 SF of academic space
Around 1,000 graduate students annually
A major innovation and research hub
Programs focused on finance, business, engineering and technology
Artificial intelligence and data science integrated throughout
Green space, native landscaping and a proposed arboretum
An estimated investment of $300M+

Current reporting points toward a potential 2029 opening, although the plans and academic programming still require approvals.

But here’s what I think is even more interesting

Why West Palm Beach?
Look at everything happening throughout Downtown.
You’ve got financial firms expanding into the area.

Related Ross continues developing new office buildings, luxury condos and mixed-use projects.

CityPlace continues evolving.

And now Vanderbilt University is planning to bring graduate education, research and an innovation hub right into the middle of it.
That’s a pretty big deal.

Because West Palm Beach isn’t just adding more condos and office towers.
It’s building an ecosystem where people can live, work, start businesses and potentially get a graduate education from one of the country’s leading universities.

And that could have implications for everything from the local workforce and businesses to the long-term demand for housing throughout West Palm Beach.

Finding the house is the easy part. Open Zillow for South Florida and there are 15,000 listings staring back at you, and none of that tells you whether you’d actually want to live there.

The filter that works is lifestyle first. Full time or seasonal, investment or second home, what you want your week to look like. The property comes after that.

Everyone wants to live on Las Olas in Fort Lauderdale… but what if the better place to live is actually on the SOUTH side of the New River?

One of the most underrated places to live in Downtown Fort Lauderdale is just across the river from Las Olas Boulevard.

And here’s why

You’re still close to everything, but you get a quieter, more relaxed residential lifestyle without being right in the middle of all the action.

Smoker Family Park right along the New River

Walk, run, or bike along the Riverwalk
Daniel’s for dinner

Legacy Fit for your workouts

Publix for everyday convenience

And the best part?

You’re still just minutes from Las Olas Boulevard and everything Downtown Fort Lauderdale has to offer.

Whether you’re walking, taking a golf cart, or hopping on the free water trolley, you’ve got easy access to:

Moxies
Eddie V’s
Huizenga Park
Some of Fort Lauderdale’s best restaurants, bars, and nightlife

Then when you’re done enjoying Las Olas, you can head back across the New River to a little more peace and quiet.

It’s one of my favorite things about living on the south side of the river — you get the best of both worlds.

So let me know, would you rather live directly on Las Olas or just across the river?

If I were moving to South Florida today, these are the 5 things I would do BEFORE buying a house.

And surprisingly, looking at houses isn’t #1.

1. Rent first.

Miami, Fort Lauderdale, Boca Raton and West Palm Beach are relatively close geographically, but living in each can feel completely different.

Renting for 6–12 months gives you time to actually understand South Florida before committing to a neighborhood.

2. Figure out your pace.

Miami → highest energy, restaurants, nightlife, events and big-city lifestyle.

Fort Lauderdale → still plenty happening, but generally more laid-back with a huge boating and beach culture.

Palm Beach County → generally a slower pace, with some of South Florida’s most elevated communities and lifestyle options.

3. Decide east or west of I-95.

East generally puts you closer to beaches, boating, downtowns, restaurants and nightlife.

West generally gives you more space, suburban communities, golf and master-planned neighborhoods.

4. Choose the neighborhood—not just the city.

Don’t like Downtown Fort Lauderdale? You might love Rio Vista or Coral Ridge.

Don’t like Brickell? That doesn’t mean Miami is out.

South Florida changes dramatically neighborhood by neighborhood.

5. Decide HOA vs. non-HOA.

Especially west of I-95, that could mean anything from a neighborhood association maintaining common areas to a master-planned community like Avenir to a full country-club lifestyle with memberships and additional dues.

The biggest thing I’d tell someone moving here?

Don’t find the house and then try to make the lifestyle fit.

Figure out the lifestyle you want → find the area that gives it to you → then find the house.

Want to live in South Florida but have no idea where you actually fit?
