🦀 Nothing says 4th of July like a table covered in steamed crabs! 🇺🇸

Are you a crab picker… or do you give up after the first claw? 😄

If you’re craving Maryland crabs, one of my favorite spot is Mike’s Crab House in Riva—less than an hour from Northern Virginia and absolutely worth the drive. Grab some Old Bay, roll up your sleeves, and enjoy one of the best summer traditions around.

Who’s picking crabs today? 🦀❤️🤍

🐾 I’ll be spending tonight with my best girl… because she’s not a fan of fireworks. ❤️🐶

But if you’re headed to DC, this is the year to go! The fireworks begin around 10:30 PM and are expected to be one of the biggest displays ever.

🚇 Take Metro—it’s FREE from 5 PM until 2 AM, and it’s the best way to avoid the traffic. Closest stops are Smithsonian, L’Enfant Plaza, Federal Triangle, Archives, Metro Center, and Foggy Bottom.

Want to skip the biggest crowds? Try Hains Point, Gravelly Point, or Anacostia Park for great views.

Have a safe and happy 4th and don’t forget to give those furry family members a little extra love tonight. ❤️🤍🎆🎇

🔥 This heat is no joke!

Vacant homes still need checked.

During showings, inspections, and walkthroughs, I’ve found windows left open, doors unlocked, toilets running, lights left on, and with A/C units working overtime, even clogged condensate lines can lead to water damage.

This week, a routine property check uncovered a slow water heater leak before it became a much bigger problem.

A huge thank you to Jack Fannon and the crew at Fannon Plumbing for jumping on it immediately. Local, loyal, prompt, and professional.

And a friendly reminder to my fellow Realtors: check on your vacant listings. If you’re showing a vacant home and notice something isn’t right—for the love of God, tell someone. A quick phone call or text could save a homeowner thousands of dollars.
