PROOF OF LIFE / OOO

Finally got out of town and took a trip to the great state of Oregon. Got to hike the 40mile Timberline Trail on Mt Hood with some friends full of wildflower meadows, saw a Western Tanager, strolled around in Portland, ate some good food, found some free rocks (!) and headed out to the coast to beat the heat, where I caught this insane sunset with the fog rolling in.

Excited to get back after some R&R while Claire holds things down at HQ. LETS KEEP THIS VIBE GOING

I know I always say this but there was a VERY special closing earlier this week. 🥲

Rebecca and I met as many do, walking our dogs through Dickinson Square Park multiple times a day. We were neighbors in Pennsport (Go Falcons!) who ended up becoming friends after our dogs linked up. It’s worth saying Rebecca and her pup Kimba make friends everywhere they go, and down there it was no different.

Anyhow, flash forward 5+ years and we’re both living up in NW Philly and she reaches out with an interesting proposal: landlord wants to sell, so she wanted to buy the house she was renting. We started by running some comps, checking out other potential properties before deciding that this was a great opportunity. From there we got all our ducks in a row with a pre-inspection and contractor quotes to ensure that once we presented our offer that nothing would change. We got to a number, the landlord accepted it and we moved forward. Rebecca’s family was also involved and it was great to help them navigate an unorthodox approach to home ownership.

Was great to have all parties walk away with smiles on their faces and knowing Rebecca has taken control of her living situation, huge!

Thanks for trusting me, I’m so lucky to be supported by my friends and neighbors to get to keep doing this everyday. Looking forward to seeing those renovations, gonna be amazing.

HAPPY SETTLEMENT STEVE AND CORAL

First settlement today with these folks in Fishtown. Steve and I know each other through mutual friends from back in the day. Back in March as they were getting ready to start the process as first time buyers they reached out to see about working together. We immediately met up at @hivecafephilly (a neighborhood institution) and went over the process. They were early and thought it might be a year until they bought. But destiny had other plans and they got pregnant shortly after, we now had a hard deadline.

After a few months with a couple offers and a bunch of showings we locked in a great house in Fishtown with a roof deck and finished basement, from there the pieces fell into place. Space to grow, space for guests and walkable to everything in Fishtown, we even negotiated money towards closing costs and repairs, a WIN/WIN. I couldn’t be happier for these guys.

Been loving reconnecting with folks from various walks of life to help them through not just this wild journey called “home buying” but also the next steps of “home ownership”, the party doesn’t stop!!

Thanks you guys, so proud of you and so grateful to have earned your trust thoughout this process. 🙏

Folks, we are so excited to share our new collab tote with local artist & friend @isa__akh These totes have been such a fun project year after year, working with different artists to provide unique closing gifts for our clients. A “Philly Home” can look and feel a myriad of ways. We loving seeing different artist’s interpretations. This design is a Philly street scene, complete with a mural, community gardeners, wheely boys and cats in the window.
Having worked with Isabella in the past during the @highpointcafe Sunday Market and as a featured artist for our IG giveaway series, she was the perfect person to bring this vision to life. We dreamed up an idea, I sent her a rough sketch, and she worked her magic. So psyched on the outcome, thank you Isabella! You can find her work on public walls, in private collections, at the airport and in her clay studio in Kensington.

PORT RICHMOND CUTIE! 🫧

C. 1920 3 bed/1.5 bath craftsman a couple blocks from Richmond St. I fell for this one right away. It’s cozy, historic, AND detailed. 🤷

First off we’ve got a tiled vestibule with a stained glass transom! Love the french doors, millwork details, and refinished wood floors. Mantle is also striking af, beautifully done with that mottled tile. The kitchen has both oversized windows and extra-wide counter space, and you get a decently-sized laundry room and half bath downstairs.
