We’re not being cold this winter 👋

I have non-negotiatables when it comes to my job and giving people the cold shoulder is not one of them

This winter my non-negotiatables include

🤝Creating warm touches at listings

Setting the perfect temperature for showings, never letting clients wait outside in the cold, staging for warmth

🤝Prepping buyers for Q1

To any clients I have this month, we’re going deep into prep so we can be ready for the Q1 market

🤝Sharing local events (it’s the holidays- there’s so many!)

🤝Keeping sellers updated this month

I’m never too busy with my own holiday season to not update my sellers

🤝Seeing homes during daylight

If we have an evening showing, I try hard to get clients in during the day because you’ll see so much more (both good and bad!)

🤝Being honest about holiday delays

Being honest over beating around the bush always

Today’s agenda: Say the world “cozy” 15 times

It’s winter and I’m selling the “cozy” lifestyle 🏡😂

Besides over using the word cozy- I’ve been helping buyers find homes that actually feel like it

The ones with warm lighting, great layouts, comfy corners, and spaces that make you want to curl up

Winter showings hit different in the best way 👏

BTW- I’m still available through the end of 2025

Buying isn’t cheap- but that’s not what I mean here 👇

Buyers today have more leverage than sellers

They have more options now and in the new year- they’ll have even more inventory

This comes with more negotiaiton power

But sellers?

Strategy really matters now

Buyers today are picky, they’re patient, and willing to wait for a home that feels worth it to them

I see it all the time: homes with great bones sitting longer than expected simply because they weren’t positioned correctly from the start

Selling today is about understanding buyer psychology, knowing your competition, and pricing it right from day 1

If you’re thinking about selling and wondering why the market feels different, it’s not just you

Buyers have changed and sellers who adapt are the ones who win

If you want an honest take on how buyers are viewing homes right now (and how to stand out), send me a message

I’m happy to walk you through it ☺️ by @planoliving

Manifesting a home for you in 2026 ✨

If buying a home in 2026 is on your vision board, this is your reminder that manifesting is aligned effort.

It’s casually stalking neighborhoods you love.

It’s driving through them at different times of day, grabbing a coffee nearby.

Basically, picturing your normal Tuesday there.

Then start watching listings, not to panic, but to learn the prices, layouts, what you love, what you hate.

And of course- the part we can be a little scared to dive into.

Telling the universe you’re serious by backing it up with action.

Getting honest with numbers by talking to a lender so you can make a plan.

Then you can start cleaning up your finances and making a savings goal.

Buying a home doesn’t happen overnight… but it does happen with intention and consistency

Thinking 2026 might be your year?

Message me and let’s talk through what that could actually look like by @planoliving

This is what so many buyers are craving right now- not just square footage, but spaces that support the life they actually want to live

Here’s your reminder that

The patio doesn’t have to be massive

The kitchen doesn’t have to be straight out of a magazine

and the living room can truly be cozy

Buying a home isn’t about chasing perfection or waiting until everything is “just right”

It’s about finding a space that fits the season you’re in

I see so many people thinking they need to wait for the perfect time, the perfect market, or the perfect home, and they end up putting their life on pause

Meanwhile, the buyers who move forward thoughtfully are the ones building memories now

If you’re ready to start looking for a home that fits your real life (not just your wishlist)

Send me a DM and let’s talk it through 👏💌 by @planoliving

Using an agent’s mind to buy a home is the best play you can do 🤯

If I were buying today- here’s what I’d look into when offering

👉If the sellers motivated- I’d ask for covered closing costs (these are about 2-5% of the home price)

👉Or I’d ask for a home warranty- things break. This will cover things like HVAC and plumbing

👉Personal property- if you see the fridge is newer you can always ask them to throw it in with the home sale (never assume the sellers are leaving appliances!)

👉Negotiating closing timeline- think about when you’d want to close and not when the seller wants to close

👉Repairs- if you see something is broken but you’d rather fix it your way, ask for credit. That way you’re free to be in charge with how it’s done after closing

Stop looking at the granite countertops. Start looking at the "Permanent Problems." 🛑🏠

Coming from someone who doesn’t have "New Home Buyer Goggles" on, I look at homes differently. You can change a rug, but you can’t change a train track.

If you want a Solid Investment over a Pretty Mistake, look for these 5 non-negotiables:

📍 The "Micro-Location": It’s not just the zip code. Is it a cut-through road for morning traffic? Is there a stoplight that backs up to your driveway? Is the backyard a flood zone?

👁️ The Privacy Factor: Walk the exterior. Can your neighbor see into your shower? Is there a "busy road" hum you’ll hear at 2 AM?

📐 The Flow Theory: You can’t fix a "choppy" layout without a six-figure sledgehammer. If the layout feels forced, the resale value will be too.

☀️ The Directional Light: You can paint a wall, but you can’t move the sun. A dark house in the summer is a depressing house in the winter.

🛠️ The "Budget Reno" Trap: If the flip looks cheap, the electrical and plumbing behind the walls are probably worse. Don't pay a premium for someone else's "DIY" disaster.

The Golden Rule: Invest in the bones. Date the paint, but marry the location.

President Trump is proposing a 50-year mortgage plan to make homeownership more affordable and attainable

So you can spread out your home loan over 50 years, and have lower monthly payments, sounds great doesn’t it?

Lets talk about the “catch”

You’re going to deal with massive interest costs over time

Extending to 50 years could add around $389,000 in interest on a typical home

Debt stretches for a long period of time- and can continue into your retirement

One of the most powerful benefits of a home is equity buildup

Keep in mind, with a 50-year mortgage you build equity slower and it undermines the long-term “wealth creation” narrative of homeownership

So, while this could be a way for more Americans to enter the housing market and own a home, I think people need to proceed with caution and understand the financial risks

As always, I’m here for any questions you have about buying and selling 💌

What are your thoughts on a 50-year mortgage?
