The seller of 130 Frankie Lane wrote a letter to whoever buys it next, and I wasn’t ready for it. She didn’t have to write anything. Most sellers just sign and go. She sat down and wrote to a stranger instead. She talked about raising her kids in that house. Three of them off to college from that address. Four sweet sixteens celebrated under that roof. Holidays, quiet mornings, the ordinary days that turn into a whole life without you noticing. She said she hopes whoever moves in feels that same warmth, and fills the home with their own. A house is square footage until somebody actually lives in it. Then it’s this. Comment FRANKIE and I’ll send you everything on the home she’s handing off. A listing hit the market yesterday and it already has one day on market. Here’s what that actually means for you. Buyers ask me constantly how fast they need to move on a good one. This is the answer, in real time. One day on market doesn’t mean you missed it. It means your paperwork needs to already be ready before you find the house, not after. Preapproval letter current, funds documented, your agent’s number saved, not searched for. The buyers who lose good listings aren’t outbid. They’re out of position before they even ask to see it. Speed isn’t about rushing the decision. It’s about not being the reason you missed it. Comment CLARITY and let’s get you positioned before the next one drops. There’s a house in Madison with no HOA, and most people don’t even know to ask for that anymore. I hear it in almost every consult now. What can they tell me I can’t do with my own yard. You’ve painted a room and waited for a letter. You’ve measured your fence twice before you built it. You’ve wondered if the shed you want is even allowed. Somewhere along the way, owning a home started to feel like renting with extra steps. A house that’s actually yours should actually be yours. Comment FRANKIE and I’ll send you all the details! Three bedrooms, two baths, and a bonus room most buyers in this price range do not get. I know why people scroll past listings like this. They assume the extra space means an extra number they cannot hit. More than 2,000 square feet in 35757, one of the zip codes I hear requested more than almost any other. Three bedrooms, two full baths, and a loft style bonus room upstairs, big enough for a playroom, a home office, or a guest space that is not just a couch. Homes with a real bonus room in this area move fast, because it is the one thing a floor plan cannot fake. This is the kind of house people ask me to find, and I do not always have one to show them. Comment FRANKIE or book a Clarity Call in my bio to see it before it is gone. He ran that ball from one endzone to the other and I lost my whole mind on the sideline. Somebody told me once that you don’t really know a city until your kid has a team in it. A coach who knows his name. A sideline full of people cheering for him who weren’t even sure who we were a year ago. This is the part nobody puts in a relocation guide. Not the school ratings, not the commute times. This. Watching him run and knowing this is just Saturday for us now. We found our groove here. Grateful every single day. Seventy five million dollars is going into an old hospital site, and a lake house just set a new price record in the same week. When I see two headlines like that land together, I do not read them as separate stories. A 75 million dollar development is rising on an old hospital site in North Alabama. Same week, a North Alabama lake house just sold for the highest price ever recorded on that lake. One is redevelopment money moving into the region. The other is top end confidence in it. Meanwhile, inventory dipped and prices ticked up across Huntsville in August. Different price points, same signal. Watch where the money moves, at every price point, not just the headline number. She had seven days from job offer to start date, and she did not even know Madison city and Madison county were two different things. Interviewed, offered, starting in a week. Relocating from Texas with her family of four and their dog. No time to learn the map the slow way. First thing I had to untangle was not even housing, it was geography. Madison city, Madison county, and half a dozen towns inside that county all sharing pieces of the same name. She needed to be in Madison County, full stop, but that phrase alone could have sent her searching three different places. So we skipped the confusion. I asked what her week actually needed to look like, and pointed her straight to what fit. She had a home lined up before she ever landed. You do not have time to learn a map when you have seven days. That is what a local guide is for. Relocating on a short timeline? Comment MOVE and let’s skip the confusion. TSA PreCheck just landed in Huntsville, and you do not have to drive to Decatur, Nashville, or Birmingham for it anymore. For years this was the errand nobody could do close to home. Forty five minutes minimum, sometimes more, just to sit for a fingerprint scan. It is at ProAccurate Testing, open 9:30 to 2:30, Monday through Friday. Walk in or schedule an appointment. They handle Hazmat endorsements, TWIC, and renewals too, not just first time PreCheck. One more small thing this city just got easier to live in. Head to the TSA PreCheck site, it’s official if it ends in dot gov, or comment TSA and I’ll send you the link. #HuntsvilleAL #RocketCity #NorthAlabama #TSAPreCheck #HuntsvilleNews Poarchè Clark, MBA Associate Broker | Realtor® The Collective. by Design Realty 📞 (256) 924-4395 beacons.ai/poarche by @poarcheclark
I have been quiet for weeks because life just happened. I came back with something worth the wait. More than 2,000 square feet, three bedrooms, two baths, plus a bonus room upstairs that could be a fourth bedroom, an office, or exactly the extra space you have been telling yourself you did not have room for. Sitting in 35757, one of the most requested zip codes I get asked about. While I was out, this city did not slow down for me, and I know some of you have been sitting on questions this whole time too. Life does not pause for either of us. Let’s pick back up. Comment if you have been waiting to ask me something. #HuntsvilleRealEstate #MadisonAlabama #35757 #NorthAlabama #NewListing Poarchè Clark, MBA Associate Broker | Realtor® The Collective. by Design Realty 📞 (256) 924-4395 beacons.ai/poarche by @poarcheclark
