THESE BOOTS HAVE COVERED SOME SERIOUS MILES!

Somewhere between writing offers, negotiating contracts, inspections, appraisals, title snafoos, solving problems, approximately 4,872 calls and texts and putting some serious boots on the ground…

I accidentally crossed $7.37 MILLION in real estate in the past 12 months. 🔥

THAT number isn't about me. IT'S 16 transactions. 16 families. 16 stories. & WAY more than 16 negotiations.

Paddles were swinging - competition was fierce!! The 2nd Annual Beachside Network Pickleball Social brought competition, the connections, the laughs - and many muscles some of us forgot we had. Disclaimer: No one was injured in the making of this post.

TITLE SEARCH – WHY So Dramatic!! It’s a Security/Top Secret background check - for a HOUSE. Where's the baggage? WHAT we are looking for!!

A title search digs through public records to see who owned it before, if it was legally transferred each time & if anyone still has a financial claim on it. BUT – there's MORE baggage.
WHAT can ATTACH to a property – Liens (attaching bills for work that wasn’t paid for) – Judgments (Lost lawsuit) This can be from past arrest or when credit card companies take you to court and WIN. - Unpaid Taxes – Need I say more ugghh. Government never forgets. Ever. Tax debt = title drama. And Old mortgages - Paid off… but never properly released? This happens a LOT with for sale by owners. The release is a paid service provided. That old mortgage is still sitting there like a ghost from 1998.

WHY this matters to YOU – the Buyer!! Before a deed can be transferred to YOU, we must make SURE that ALL of the above has been cleared, paid, legally released and recorded properly! Ergo – DIRTY TITLE = NO CLOSING!! The older the home, the more likely bits & pieces need to be tidied up before you MOVE in!

Title companies aren’t being slow. They’re doing historical surgery!! They are YOUR Boots on the Ground for getting a shiny & clean title.
Bottom line: A title search protects you from buying a house with someone else’s BAGGAGE. by @podcasterinboots
