Commercial Observer's Andrew Coen and President & Co-Founder Matthew Pestronk discuss the recent shift in market sentiment and the firm's execution of $1 billion of construction projects in 2025.

“The market for cash-flowing financing had been coming back but was still pretty expensive until the middle of last year, and I would say now it is fair,” Pestronk said. “We are pretty happy if we can borrow at a 5 percent or 5.5 percent interest rate, as I have been doing this for 20 years and that works. We never needed 4 percent rates for anything and don’t think that is coming back.” - Matthew Pestronk

We are proud to announce the much anticipated financing of The Geneva. The $750M conversion project, located in Washington D.C.’s coveted Kalorama neighborhood, is one of the largest in the country. Once completed, the LEED-certified development will feature over 530 apartments and 60,000 square feet of commercial space, bringing much needed supply to one of the strongest rental markets in the United States.

Special thanks to Nuveen, a TIAA company and Mavik for their hard work in executing the $575M project financing, which includes the largest C-PACE loan in the program's history.

According to Cushman & Wakefield, occupancy for units above 50 units has reached 91.5% as absorption continues to accelerate. One Thousand One and Piazza Alta stand as a prime examples.
