Skills nobody told me I'd need as a mortgage lender

Here is the part actually worth saying out loud: all of that is what the job looks like when it is going well.

Closing feels easy because somebody caught the missing page early, asked about the deposit before underwriting did, and already explained escrow twice so it was not a surprise on closing day.

It looks like paperwork and small talk. It is really just preparation happening in public.

If Mortgage Loans had dating profiles

Every loan in Cooper City has a type. Turns out, so do you.

Conventional rewards strong credit and a solid down payment, and it is usually the easiest one to outgrow mortgage insurance on.

FHA gives you more room on credit and down payment, in exchange for mortgage insurance and stricter rules on the house itself.

VA is worth a close look if you are eligible, so do not skip it just because nobody mentioned it.

USDA can be a great fit outside city limits, if the address and your income both qualify.

FHA is officially accepting new credit scoring models, and this changes things for a lot of buyers.

✅ VantageScore 4.0 and FICO 10T are now on the table for FHA approvals.

🏠 Rent payments, utility bills, and other non-traditional data can now count toward qualifying.

Money can't buy happiness…

Swipe through and tell me one of these didn’t hit a little close to home.

Funny thing about this job. People come in talking about rates and loan amounts, and ten minutes later I’m hearing about what’s actually been bugging them: the rent that keeps climbing, the savings they’re scared to touch, the payment they’re afraid they can’t handle.

Which is honestly the smartest place to start. Because the best mortgage question isn’t “how much can I borrow.” It’s “what payment lets me keep living my life.”

That’s the number I build everything else around.
