HAPPY NEW MONTH OCTOBER FROM PROPERTY DEY

On 1 October 2026, as Nigeria marks 66 years of independence, a new development in Osapa London, Lekki, quietly illustrates how far the country’s property story has travelled.

The post-independence years of the 1960s brought rapid urban migration. Cities such as Lagos swelled with people seeking work, and early master-planned estates like Bodija in Ibadan showed that organised residential living was possible.

The oil boom of the 1970s then funded ambitious public projects, including the iconic 1004 Housing Estate, proving that vertical and community-scale housing could work in a growing metropolis.

The Land Use Act of 1978 nationalised land and introduced the Certificate of Occupancy system. Institutions such as the Federal Mortgage Bank and the National Housing Fund laid the groundwork for longer-term financing. Those reforms still shape every transaction today.

Since the 2000s the private sector has taken the lead. Groups such as REDAN, the rise of prop-tech marketing, and strong diaspora interest have transformed once-marshy corridors into high-value neighbourhoods. Lekki Phase 1, Ikoyi, Victoria Island and Osapa London are the clearest examples of this shift.

Garelt Court sits squarely inside that final chapter. Developed by Dan Lami Real Estate in partnership with Property Dey Ltd, the project offers a limited number of premium 2- and 3-bedroom apartments at pre-launch prices of ₦150 million and ₦200 million. With a 30 per cent deposit, a 12-month payment plan and an 18-month delivery timeline, it combines modern finishes, gated security, solar power and treated water—private-sector answers to the same housing pressures that began in 1960.

On this Independence Day, Garelt Court is more than a new address. It is a compact expression of Nigeria’s long real-estate arc: from government-led layouts to oil-funded mega-estates, through legal and institutional foundations, to today’s market-driven, digitally marketed luxury living.
