POSTS STORIES REELS

Hi, I am Tammy 👋

If you are new here (or just here for the chaos) I run Brick and Beam with my husband and business partner Danny, building a portfolio of HMOs, blocks of flats and commercial properties across the North West, and we have been doing it for the past 3 years. Spoiler, it rarely goes to plan, more often than not it does not! 😂😂

I post the real version. The wins, the mess ups, the 2am "why did we buy this" moments, and everything in between.

Right now I have got a few projects on the go, Bath Street, Bank Square, Lord Street and Ashfield Road, and you will get to follow each one week by week as they happen, not just the pretty before and afters, even though we all know this is everyones favourite part.
I am not here to make it look easy. I am here to show you what it actually is.

Glad you are here, wave if you are new 👋 by @propertywithtammy

I hid in a bathroom cubicle and cried so nobody would see 💔

This is why I stand with women in property, and in every industry.

I spent 10 years in corporate, and this is just a couple of the many similar experiences I had.

One day on the factory floor, a man waved me through the rails of hanging carcasses, then shoved one into me as a joke. I fell onto a floor covered in blood and the entire room laughed. I tried, but I couldn't laugh with them. I sat in the corner of the office until the end of my shift, then I walked home with my head down, crying. I could not bring myself to go back for two days. Then I set my alarm and went back anyway. I was told to grow a tougher skin.

At a different factory, in a morning meeting full of managers, I was asked for my view. A male manager lifted his palm inches from my face and told me I had nothing worth saying and should stay quiet. Some people checked their phones. Some looked at the ceiling. Nobody stepped in. I held it together, then cried in a bathroom cubicle and walked laps outside until I looked like I was fine.

It was a colleague who finally said it out loud: it was harder because I was a woman. This is when I realised that it was never about how tough my skin was. When leadership looks away, it tells you everything about the culture.

I still replay those moments in my head and say what I wish I had said. I didn't know how to stand up for myself then, and part of me still feels like I let her down.

If you are replaying a moment like this, please know that you did the best you could with what you knew. You do not need to grow a tougher skin. You need a better room where you are supported and understood ❤️ by @propertywithtammy

What a brilliant day at the National Landlord Investment Show on Wednesday!

Our founder Kim and Community & Impact Lead Tammy had the loveliest day meeting so many incredible women and introducing them to Women Shaping Property!

We had so many ladies registering their interest in our upcoming events, but it was the conversations that really stood out.

One thing became very clear.

Women are looking for something different when it comes to networking.

Gone are the days of simply exchanging business cards and collecting contacts.

Women want experiences. Genuine connections. Meaningful conversations. And most importantly, a community where they feel they belong.

And hearing so many women share those same feelings reinforced exactly why Women Shaping Property exists.

We’re creating more than just networking events. We’re creating rooms women genuinely WANT to be in.

Thank you to everyone who stopped by to chat. We can’t wait to welcome you into our community!

Curated. Elevated. Connected.

Nobody tells you how emotional it gets when the plaster goes on.

For weeks it is wires, pipes, dust and me saying “it will look better soon” with zero evidence.

Then the plasterers arrive and suddenly there are actual walls. Smooth ones. I have been staring at them like they are a work of art.

Yes, I am now excited about watching plaster dry. This is who I have become 😂

We got £3,360 back after 11 months of chasing 😩

In August 2025, we accidentally overpaid a contractor. They confirmed it in writing and promised a refund, then went quiet.

A County Court Judgment did not get us paid, and High Court Enforcement Officers recovered nothing in three months. So we did the rest ourselves, without a solicitor: a statutory demand, a trace to find the director, and a court order making them attend court and answer questions about the company finances under oath, delivered to them in person.

Two days before the hearing, they settled in full.

11 months and around £868 in fees, but every pound came back.

3 things I have learnt from this experience:

Keep records. That written confirmation is what everything else was built on.
A CCJ is not payment. Winning in court and getting paid are two separate battles.
Do not give up. Know your options and be ready to take on the next step.

This is our experience, not legal advice. Save this for the day you need it 🔖

This is how we got our best deal yet from a receiver 👀

A receiver is appointed to sell a property, and they usually want it sold and off their books quickly. That makes speed and certainty worth a lot to them.

Project Bath had already failed to sell at auction twice. We offered £50K below the asking price, and because we knew it had failed before, we held that price.

There was also no compliance documentation. Instead of walking away, we used that as the reason to stay at our number. And we made it a quick cash purchase, which is exactly what a receiver wants.

The result: we bought in April, refurbished, refinanced and took all of our money back out. In and out within 6 months, with £0 left in the deal.

Others saw only the issues with this one but proper due diligence showed us the opportunity.

We almost built a bedroom that would not have got a licence 😳

On Project Ashfield we planned a first floor bedroom that opens straight into the kitchen. We know some councils are fine with that layout, and we had a plan for the fire side of things: an escape window, an interlinked heat detector, the cooker in the far corner and fire doors with self closers.

Before we pushed ahead, I emailed the council HMO licensing team to check. They came back and said they could not support it. It was not about fire safety, it was about the standard of living for whoever had that room. Walking through the kitchen every time they come and go, the noise, the cooking smells, the lack of privacy.

Council departments rarely talk to each other. Building control, licensing and the fire authority all look at different things, so a yes from one does not mean a yes from the others. It is our job to make sure every angle is covered before we spend a penny on the build.

If we had not asked, we could have built it and only then found out we could not get the licence.

Ask early, ask every department, and get it in writing...

This one means a lot to me ♥️

Tammy is officially joining Women Shaping Property as our Community & Impact Lead, and I’m so bloody excited to have her alongside me.

When you build something you care deeply about, bringing someone into it feels personal.

You want someone who understands why it matters, who cares about the women behind it and who sees what it could become.

That’s why this feels SO right.

I started WSP because I wanted more women to feel comfortable walking into a room.

To make connections without feeling they had to prove themselves first. To be able to say “I’m struggling with this” as easily as “look what I’ve achieved”.

And I want us to do so much more.

Tammy will help us strengthen those connections, listen to what our community needs and turn our ideas into experiences and opportunities that make a difference to the women here.

Personally, having someone beside me to share that ambition with means a lot.

Someone to get excited with, talk things through with and help bring the next chapter to life 🤩

Tammy, I’m so happy you’re on board.

We’ve got a lot we want to do together, and I cannot wait. ❤️

Ladies, we’ll be announcing our November event next week.

Keep your eyes peeled 🙊🤩♥️

We would love you to be in the room with us!

Kx

This is a BIG moment for Women Shaping Property. ❤️

We’re absolutely buzzing to announce Tammy as our Community & Impact Lead!

Women Shaping Property means so much to us because we know what it feels like to have ambition, ideas and so much to give, but still wonder where you fit.

To walk into a room and worry you’re not experienced enough. To want to ask a question but feel you should already know the answer.

We want more women to feel comfortable walking through that door. To meet people they can be honest with, learn from and build something with.

And bringing Tammy into this role is a big part of making that happen.

She’ll help us strengthen the connections within our community, bring women’s voices and ideas into what we do next, and turn introductions into opportunities that carry on long after an event.

We’re so excited for what we’re going to build together. Tammy, welcome! ❤️

And ladies, there’s more coming… 👀

Next week, we’ll be announcing our next event, taking place in NOVEMBER!

Sign up to our mailing list in our bio to hear the details as soon as they’re released.

If you’ve been thinking, “I’d love to come, but I won’t know anyone”, come anyway. We’d love to meet you.

Let’s get you in the room ❤️
