POSTS STORIES REELS

One more sleep until Budget Day 2025.

I’m sure my comrades in arms have been anticipating the impact on property!

Tomorrow’s Autumn Budget isn’t just about fiscal headlines, it’s about confidence, affordability, and the choices that shape our housing market.

With speculation around stamp duty reform and potential new property taxes, the sector is bracing for announcements that could directly influence buyer sentiment and transaction volumes.

I see how policy translates into real decisions every day.
A shift in stamp duty could unlock activity—families moving sooner, investors re‑entering, developers accelerating projects.

Conversely, frozen thresholds or new levies could keep many on the sidelines.

My perspective is budgets aren’t abstract.
They shape affordability, confidence, and the pace of Sales.

Tomorrow’s reveal will set the tone for how we advise clients, negotiate, and position properties in the months ahead because guiding clients through policy shifts is about more than economics, it’s about helping people navigate one of life’s biggest transitions which is finding a home.

👉 What change would you most like to see in housing policy tomorrow?

Hi Propherteers!

I hope you’ve had an amazing festive holiday!🤶🏾🎄

Have you been talking about selling your home in the New Year?

If so great! 😃

Here are some tips to get you started!☺️

Thank me later 😘

1. Clean and Declutter: 🧹Remove expensive and personal items, clean thoroughly or hire a professional to do so. Declutter spaces to create a more appealing and inviting environment. Remember, everything has its place and if it doesn’t, GET RID!🙃

2. Repairs and Maintenance: 🛠️Fix any visible issues like leaky taps, broken tiles, or chipped paint. Tend to both major and minor repairs. Do let your agent know of anything faulty or in need of repair that you are unable to take care of prior to marketing so your agent can best advise you on what steps to take. Be mindful that your purchaser may have a mortgage valuation, homebuyers survey or building survey which may uncover things that may cause for your property to be down valued. 💷💷💷

3. Neutral Decor: 👩🏾‍🎨🎨Try to go for neutral colours and soft decor that will appeal to a broader range of potential buyers. People are visually stimulated. Less is more.

4. Curb Appeal: 🏡⛲️First impressions really do matter. Do not forget to about the exterior of your property, front and back! The garden, pathway, painting the front door. Make sure the overall curb appeal is inviting. Think about communal hallways. How did you feel when you first walked up to your current property!

5. Staging: 🪞🛋️Arrange furniture and decor to showcase the home’s potential. Think about the best rooms in the property. Consider professional stagers for a polished look. Speak with your agent and discuss how to best present the property. They are the experts!

Presenting a well-maintained and visually stimulating property can significantly enhance its saleability and value.

Happy Selling!
