Not every issue is obvious during a showing — and sometimes the small details tell you the most.

Here are 5 things buyers should pay attention to that sellers may hope you overlook:

🎨 Fresh paint in only one small area
🕯️ Strong candles or heavy air fresheners
🪵 Rugs placed in unusual spots
💦 2 Dehumidifiers and fans running in the basement
🚪 Doors that stick closed or don't open easily
🛋️ Furniture arranged to distract from certain areas

None of these automatically mean there's a serious problem, but they can be signs that something deserves a closer look.

During a showing, look beyond the finishes and ask:

👀 What does the ceiling look like?
💧 Are there signs of moisture or water damage?
🪟 Do the windows open and seal properly?
📐 Is there uneven flooring?
👃 Any unusual smells underneath the fragrance?

A home can look beautiful and still hide details buyers should catch early.

Thinking about buying a home soon? Send me a message — I'd love to answer your questions and help you know what to look for. 🏡

China Lights at Boerner Botanical Gardens in Hales Corners was every bit as good as everyone says. Plenty to keep little hands busy.

This is the stuff I love about this area.

If you're thinking about buying a home in Southeastern Wisconsin, it's not just about the house. It's about what you get to do when you live here.

📌 Save this for next year, you don't want to miss it.

If Milwaukee suburbs dressed up for Halloween… this is what they'd look like 🎃👻

🧛 Whitefish Bay — The Classic Vampire
🔮 Cedarburg — The Witch
🐈‍⬛ Bay View — The Black Cat
🧪 Wauwatosa — The Mad Scientist
🐺 Menomonee Falls — The Werewolf
👻 Shorewood — The Friendly Ghost
🌹 Brookfield — Morticia Addams

Which ones did I get right, and which ones did I get completely wrong? 👇

If I missed your suburb… tell me who HAS to star in Part 2 👇

Still waiting for mortgage rates to drop to 3%?

I don't blame you, but remember...

Mortgage rates have been above 10%, below 3%, and just about everywhere in between.

Those historically low rates we experienced during 2020 and 2021 weren't the norm. They were an exception.

And while everyone would love to see those rates return, there's no guarantee they will anytime soon.

Here's what buyers sometimes overlook...

Waiting for a lower rate doesn't necessarily mean getting a better deal.

Home prices, inventory, competition, and your negotiating power all play a role in what you ultimately pay.

A lower interest rate is certainly attractive, but the right time to buy should depend on your finances, your goals, and whether the numbers make sense for you.

The goal isn't to time the market perfectly. It's to make a smart decision based on today's opportunities.

Thinking about buying in Southeastern Wisconsin? DM me RATE, and let's talk about what makes sense for your situation.

Texts I get as a real estate agent 😂

What's the strangest message you've ever sent your agent?

Or received from your client?

Don't assume everything you see in the house tour or on the listing photos is included in the sale.

Imagine...Closing is a couple days away. You do your final walk-through and the laundry room is empty. Two capped hookups and empty space. They were there during your showing. They're in the listing photos. The listing even said washer and dryer included. You're purchase agreement never named them as inclusions. Now you're arguing over a thousand dollars worth of appliances hours before you're supposed to close.

Even if an item appears in the listing photos, that doesn't automatically mean it's included in the deal.

The washer and dryer, refrigerator, window coverings, gazebo and other items you expect to stay should be clearly addressed in your purchase agreement.

Review your contract carefully and complete your final walkthrough. A little attention to detail now can help you avoid unnecessary surprises later.

Send this to someone buying a house right now.

Not everything at a showing is a red flag; some things are genuinely a great sign.

Here are 5 green flags that mean you might have found a winner:

1. Strong water pressure.
Turn on a few taps and flush the toilet.
Steady, strong flow is a good sign the plumbing has been well maintained.

2. A newer roof.
Ask when it was last replaced.
A newer roof means one of the biggest, most expensive repairs is already taken care of for years to come.

3. Thriving neighborhood.
Take a walk or drive around, not just past the house.
Well-kept yards, active parks, and businesses that stick around are all signs you're buying into a neighborhood on the way up, not one on the decline.

4. Updated electrical panel.
Peek inside if you can.
A modern panel means fewer surprises and less risk of needing a costly upgrade down the road.

5. Great natural light.
Visit at different times of day if you can, or at least determine which direction the home faces.
Rooms that stay bright without needing every light on tend to feel bigger, warmer, and more livable long-term.

Bring this checklist to your next showing; good signs deserve just as much attention as red flags!

Screenshot/save if you're thinking about buying or upgrading in southeastern Wisconsin in 2027.

Hi! I'm @rachel.lallensack - a local real estate agent in the Greater Milwaukee area.

I'm a recent empty nester, so I'm officially in my "find a new hobby before the couch finds me" era. So far it's farmers markets, apple orchards, playing piano and eating out way more than I should, which means the workouts are non-negotiable. 😅

Here's what most buyers don't expect: deals don't always fall apart over the house. They can fall apart between pre-approval and closing due to a new car loan, a big deposit your lender has to trace, a job change nobody mentioned. Talk to your lender before you make any big money move, even the ones that feel harmless.

Follow along for real estate tips & home tours, a little life inspo, the real me, and glimpses into beautiful Southeastern Wisconsin.

Which way your house faces matters more than most buyers realize, especially in a Wisconsin winter.

It decides how fast your driveway clears after a snowstorm, how bright your rooms feel, whether your deck is sunny at dinner, and which rooms turn into an oven on a July afternoon. It's easy to miss during a showing, but you'll feel it every day once you live there.

Mature trees, neighboring homes, and the slope of the lot can change how the sun hits a property, so visit at different times of day before you decide.

Tell me which direction you prefer. 👇
