Before you commit, make sure you review these 3 things:

1️⃣ The contingency reserve fund — Is there enough money set aside for major repairs?

2️⃣ The depreciation report — What upcoming expenses could the building face, such as roof replacement, exterior repairs, or plumbing work?

3️⃣ Special levies — Are owners facing additional payments for major projects?

I’ve always believed real estate should do more than move people from one address to another. It should strengthen the community we share. Here are three ways I’m putting that into practice, and how you can be part of it.

1. Up to $5,000 for the non-profit of your choice

When you list your home with me, I’ll donate up to $5,000 to a registered non-profit you choose. Past and current beneficiaries include Cops for Cancer supporting the Canadian Cancer Society, local baseball and youth sports associations, and the Aga Khan Foundation Canada.

Know a non-profit that would benefit? Introduce me. I’d love to add them to the list.

2. Pro-bono real estate for those in need
Inspired by the pro-bono tradition in the legal profession, I offer free or nearly free real estate services to people facing financial, health-related or other hardship.

Recently, I worked with a mother caring for her daughter, who has developmental disabilities, and her own mother, as they faced a renoviction. After the mother passed away from cancer, I worked alongside the family’s benefactor to secure a safe, suitable home for her daughter and mother.
Everybody deserves a place to live, and all of us need help from time to time. If you know someone in that situation, please reach out confidentially.

3. A global network with a local purpose
I’m licensed in British Columbia, but through a network of more than 100,000 agents worldwide, I can connect you with trusted professionals almost anywhere. Every referral I make helps fund community giving and my pro-bono program.

I’m also growing a purpose-driven team. If you know a realtor anywhere in the world, or someone thinking about becoming one, I’d be glad to have a conversation and offer mentorship.
