On a prime waterfront site, 70 Vestry met the moment to transform a prized part of Tribeca. Our new book, Urban Elegance, describes the building’s history and design. 
 
Tribeca has historically featured Renaissance Revival-style industrial and loft buildings, but not along the Hudson River, typically associated with waterfront commerce.

Connecting to the fabric of the neighborhood as a whole, our design reinterprets classically inflected downtown buildings, but with a novel twist.

The exterior is clad in French limestone, a material that’s been used in museums (including the Louvre) and hotels (the Four Seasons in Midtown), but never in a residential property in New York.

The material palette embodies urbanism.
 
Metal detailing connects the building to the area’s industrial past, while the rusticated stone is reminiscent of the Renaissance revival buildings nearby.

Through our design, the textures complement the building’s massing, setbacks, and terraces, blending into the waterfront streetscape and skyline.

A sequence of world-class amenities awaits residents of ‘Ilima and Melia in Ward Village, Honolulu.

Supporting indoor-outdoor living and leisure,’Ilima offers outdoor resort-like amenities with direct views of Diamond Head. From west to east, the lap pool is aligned on axis with the double-height lobby lounge, casual dining area, and — less formally — the pool bar and infinity pool.

The pool includes a swim-up bar sheltered by a “Dickey roof,” a nod to Charles Dickey, whose work is among our research precedents.

Students have space for study groups and collaborative learning at the University of Virginia McIntire School of Commerce.

The Commons is a large, multi-use space for study groups and casual socializing, while the Student Success Center supports peer advising, mentorship, career preparation, and additional study space.

Study spaces extend to Cobb Hall’s double-height solarium, where natural light is layered with LED fixtures overhead to simulate the original 1917 skylight.

‘Ilima and Melia will offer resort-style living along the waterfront of the vibrant Ward Village community in Honolulu.

We designed these 33- and 35-story towers to maximize ocean and city views through thoughtfully arranged windows, balconies, and loggias grouped to create vertical neighborhoods.

Sculpted crowns with setback terraces echo the human scale of the street, while a shared podium offers world-class amenities, gardens, and a curated mix of retail and hospitality destinations that welcome both residents and the broader community.

To improve visitor experience and access at the Griffin Museum of Science and Industry, our design transforms and reactivates the museum’s historic South Portico.

Our work will create a fully accessible entry into the historic national landmark, restore direct access through the South facade, strengthen the museum’s connection to Jackson Park and the nearby Obama Presidential Center, and revitalize the terrace around the Columbia Basin Lagoon.

The South Portico originally served as the primary entrance during the building’s debut at the World’s Columbian Exposition in 1893. Our modification will sensitively engage the existing architecture, prioritizing minimal disruption of the historic structure.

Upon entry, guests will arrive in a new lobby, complete with experiential exhibition space and access to a new café, and open-air event terrace with awe-inspiring views of Jackson Park.

Deep-blue lacquer walls and a warm silver ceiling in the amenity dining room at The Henry deliver a romantic ambience for memorable gatherings.

At the Guesthouse in Winnetka, views of the RAMSA-designed main house take center stage.

The kitchen features cottage green cabinetry and Arts and Crafts tile work.

With exposed beams and a French door opening up to an intimate patio, the living room is an ideal gathering space for visiting family and guests.

The primary bedroom is on the main floor, while upstairs is a loft-like bedroom.

Offering views of the main house, the upstairs bedroom features an alcove to accommodate the client’s grandchildren.

Throughout, textured shades of green reflect the verdant gardens that connect the house to the rest of the estate.

“This residence is an unmatched villa in the sky,” says RAMSA Partner Paul Whalen.

Recently featured in Robb Report, the “crown jewel” penthouse of The Henry offers 4,995 square feet with nearly 2,140 square feet of private outdoor space. From the article:

“The rooftop terrace, or what Whalen calls a ‘furnishable garden room,’ is easily the home’s biggest draw, offering space for dining, lounging, and entertaining against a backdrop of Central Park, Midtown, and the Hudson River. There is also a smaller terrace that flows off the great room.”

From both floors of this duplex on the Upper West Side, oversized windows offer natural light and sweeping skyline views facing south and east.
