In the “Royan” villa project, the design began by encountering a site with approximately 200 square meters of built area and an 80-square-meter duplex spacea constrained site that, at the same time,
had to
accommodate a collection of functional requirements, including parking, a pool, a terrace garden, green space, and landscaping.
The design approach aimed to achieve a small, well-equipped villa with high spatial and visual value, ensuring that architectural quality, the building’s legibility, and maximum land efficiency could simultaneously meet the user’s needs and the project’s economic objective of facilitating easier marketing and sale of the property.
In this project, the limitation of surface area was transformed from a design problem into an opportunity to redefine spatial relationships and maximize the use of every square meter. Locating the pool in the rear of the building made it possible to create an independent aquatic space without occupying the main yard area, and by cleverly positioning the kitchen under the staircase, a portion of the “dead” space was converted into a tunctional…

Cafe Eftafa is a space beyond a cafe and different from a traditional gallery; a dynamic platform where light, color and video constantly change, creating a new experience for the audience at every moment.
In this space, the audience can watch the artworks while drinking coffee and see their formation process up close. Cafe Eftafa is a living showcase for displaying and selling artists’ works; a place to discuss art, interact with the artist, watch the creation of the work and have the opportunity to purchase it.
At Cafe Eftafa, the boundaries between the artist, the artwork and the audience are blurred. Every cup of coffee is an opportunity to pause and discover, and every work is part of a living and happening experience.

THE RISMAN PROJECT
A Place for Light, Art & Coffee

The facade of the “Risman” project features a unique interplay of materiality and movement, characterized by the integration of flexible bamboo panels in a dark copper finish. The organic form of these panels is deeply inspired by the fluid folds and drapes of fabric, creating a soft, sculptural exterior that stands in elegant contrast to the modern transparency of the glass curtain wall.

Reflecting the adaptive design philosophy of the interior, these copper-toned bamboo panels are designed to be dynamic rather than static. They can slide and reconfigure along the building’s exterior, allowing the facade to adapt flexibly to changing needs for light, privacy, and aesthetic composition. This interactive envelope ensures that the building’s exterior remains fluid, constantly transforming its face to the city.

Villa Shadi is located in Damavand. The design of this villa is with a very beautiful view of Mount Damavand. The concept of the project emphasizes the strength and grandeur of Mount Damavand, which is always covered with snow. The separation of spaces is done while maintaining the view of privacy. For this reason, the pool was placed at the heart of the project and gave a very attractive feel to the guest lounge, which is unique in its own way. This villa is on two floors, with privacy on the first floor and public space on the ground floor.

The Shadi project, located in Damavand, reflects a thoughtful fusion of Iranian architectural identity and modern design principles. While drawing inspiration from traditional Iranian aesthetics, the villa incorporates clean, contemporary volumes, creating a balanced dialogue between heritage and innovation. The facade design incorporates Iranian ceramic motifs as patterned panels that control light and shadow.

Due to the project’s location in a lush green setting with a forest view, the plan was designed with an open approach to provide maximum possibilities for gathering, movement and communal living. The project’s prominent spaces include a ballroom, several swimming pools and outdoor public spaces, guest rooms and special residential spaces. The statue is an attempt to link the memory of ballet with architecture; a house whose volume dances and life flows through it.
