Green Day missed out on a lot this September.

📸 Nance and I walked the red carpet.

🗽 We got up close and personal with Lady Liberty.

🪜 We redid our stairs and didn't file for a pre-divorce.

🎼 We went to see @shinyribs again in Pennsylvania (we need to see you in MD sometime!)

🎹 We saw something like 12th @jroddywalston set, at the last first Thursday of the year.

🌅 And I watched a West Coast sunset in Huntington Beach. taken in United States by @raygrewe

Your financing should fit your strategy, not the other way around.

Too often I see investors simply looking for the lowest rate then in the same breath tell me they are only holding for a short period of time.

If structured properly, your mortgage can become an asset in your portfolio.

I'm discussing planning your real estate portfolio this week, make sure to follow along!

The heat of August couldn't stop these people!

Another great month in the books; we started with the famous Chester St Block Party, full of people doing funny things

We floated the gunpowder. We hiked Theodore Roosevelt Island (a hidden gem). And saw a ton of amazing music, including: Lake Street Dive, Spafford, and Ripe. by @raygrewe

I'm concerned it's already August, I was not ready for July to end.

I spent most of July chasing waterfalls. 💧

🌉 We saw 3 of them at Letchworth State Park in NY.
🥐 I went full scone-head mode with a waterfall of scones in Toronto.
🍕There was a waterfall of delicious cheesey goodness in Detroit (the pizza underrated if you were curious).
⛵We avoided all waterfalls while sailing to the soft rock sounds of @yachtleycrew in Annapolis.
👀 And we were overcome by a waterfall amount of art in Philadelphia.

Not bad for one month! It was our 10 year anniversary so we splurged a little 😂 by @raygrewe

June was a month of mostly ups with a little bit of down.

First, I lost my friend, Xeno. Losing a pet is terrible and is a constant reminder of how fragile life can be. Hug your pets, hug your loved ones, you never know when the last time may be.

On to the good things that happened in June, I played some pickleball.

Nance and I hit a music festival.

I won a Juijitsu comp, not bad for 36!

And I ate what may be the best BBQ I've ever had in Austin, TX. by @raygrewe

May was fun, just a quick recap, I ate some tacos in Highlandtown, I ate a scone in Syracuse, I ate a handroll in Philly, I saw an alligator in Canton, some turtles in Patterson Park, and herons all over town. taken in Baltimore, Maryland by @raygrewe

April is always one of my favorite months. Spring is in the air, things are greener, and my birthday happens!

This year we celebrated in possibly my new favorite American city, Atlanta.

Times like these are a reminder of how fortunate I am. I get to visit incredible places, try some incredible food, hike another National Forest and do it all with some amazing friends.

Stay rad April! ♈ taken in Atlanta, Georgia by @raygrewe

One of my favorite programs in Baltimore is Vacants to Value. This is an amazing program that has helped Baltimore to restore many of its historical homes.

This program allows investors to offer a $10,000 grant to homebuyers for their property, if they purchase a vacant home from the city. Making their house more attractive in a competitive market.

Baltimore has so many neighborhoods with upside if you know where to look and how to finance it the right way.

Would you buy a vacant home if the numbers made sense?

That's a wrap for February 2026. It was another great month.

Nance and I went to a 1920s ball. 💃🏼🕺🏼

Took a quick trip to St. John's for some good company, sunrises, and a lesson on selfies. 🤳🏼

Finally got to try the famous Turkish Delights thanks to my guy @realtorgurgen

And we confirmed that @labarritabaltimore is still absolutely incredible. taken in Baltimore, Maryland by @raygrewe

Happy Valentine's Day! We're celebrating our 10th one over here.

This photo was one of my favorites from 2025 from our summer road trip. This directly under the St. Louis Arch. by @raygrewe

Affordability isn’t gone, it’s just market-specific.

According to the National Association of REALTORS®, these are the 10 best markets for first-time home buyers in 2026, based on home prices, income levels, and affordability:

📍 Rochester, NY
📍 Harrisburg, PA
📍 Granite City, IL
📍 Birmingham, AL
📍 North Little Rock, AR
📍 Syracuse, NY
📍 Baltimore, MD
📍 St. Louis Park, MN
📍 Pittsburgh, PA
📍 Garfield Heights, OH

What this tells us 👇
✔️ You don’t have to “wait until things crash”
✔️ The right market + smart financing still works
✔️ Planning beats guessing every time

If buying feels intimidating, that’s normal. The goal isn’t rushing, it’s building a plan that fits your real numbers and puts you in position to win.

DM me “ROAD MAP” and let’s map out what homeownership could look like for you in 2026.
