Fall has arrived. My favorite time of year! The weather was sunny and 74 in Arlee when I left, clouds rolled over lookout pass and a bit of rain fell. The leaves are a bright yellow that are starting to form in the mountains and then as you arrive the full colors of fall are a m effect in Cda/ Post Falls. I got to my sisters and the rain stopped the breeze came and went, sun set, and the cool air arrived. We have a cool front moving in for a few days so we will bundle up as we always do, and wait for the sun to return Thursday! Oh it’s a glorious time of year! by @rebeccamapston

🏢 Montana’s commercial real estate market isn’t crashing—it’s waiting.

A recent Renegade Financial report tracked nearly 2,700 commercial listings and found:

📊 73% were still for sale
🔑 Only 9% were under contract or sold
📉 Typical price reductions: $49,000
💰 Median advertised cap rate: 6.5%

What does this mean for investors?

When borrowing costs exceed a property’s return, the numbers get tricky. But slower markets can also mean greater negotiating power and new investment opportunities!

That’s where private funding may help bridge the gap.

I work with investors to evaluate opportunities, structure financing, and explore creative solutions when traditional lending doesn’t fit.

📲 Considering an investment property? Call me BEFORE you make the offer! Let’s run the numbers and see what makes sense.

🎃 A Little Note to Our Family & Friends Near and Far 🤎

With Sabrina’s baby shower coming up, we realized there are so many family members and friends who live out of town that we didn’t personally send the online invitation to — and we don’t ever want that to be mistaken for not thinking of you or not wanting you included.

We’ve done things a little differently lately. Between the wedding and now the baby shower, we’ve used online invitations instead of the traditional cards in the mail that so many of us grew up sending. And somewhere in that transition, we realized it’s much easier to unintentionally miss someone!

So please consider this your invitation. 🧡

If you are family or a friend who loves Sabrina and our growing family, you are invited, you are thought of, and you are absolutely part of this celebration.

We know many of you live hours — or even states — away, and we completely understand that distance is distance. We certainly don’t expect everyone to be able to physically be here. We just never want someone we care about to see pictures afterward and wonder, “Were we not invited?”

You were. ❤️

We wish we could gather every person we love around the same table.

Our little pumpkin will be here before we know it, and we are so excited to celebrate Sabrina & Baby Daisy! 🎃👶🏼🍂

Saturday, October 10th • 1:00 PM
Fireside Park • Spirit Lake, Idaho

Near or far, thank you for loving our family and celebrating this sweet new chapter with us. 🤎

I don’t always like to use AI for my posts, but sometimes seeing the graphics it comes up with is fun, and brings some “color” to a post. Now… with that being said, there is just something about fall that makes me ridiculously happy. 🍂🤎

Give me the crisp mornings, changing leaves, cozy sweatshirts, jeans, hats… and EVERYTHING PUMPKIN! 🎃☕️

Pumpkin candles. Pumpkin coffee. Pumpkin treats. Pumpkin décor. And I kicked it off by purchasing my Melaleuca “ProFlex” Pumpkin Spice Protein Shake. What!!! Oh ya it gets to join the fall obsession. 😂🙌

Apparently my rule from September 22nd through December 21st is simple:

If they make it in pumpkin or has to do with fall harvest… I probably need it. 🎃😂

Who else is an unapologetic pumpkin-everything & Fall is your favorite vibe? 🙋‍♀️🍁

If you want to shop the #2 America’sBest Brands for Value (quality for price) voted for 2026 by Forbes (and get your pumpkin protein powder) comment FALL in the comment section I will send you a link to get your shoppers membership moving.

Before we head into the fourth quarter, it’s time for a debt check—not a judgment session.

Do you know what is reporting on your credit? Which balances are costing you the most? Or how your monthly payments could affect your ability to buy, build or refinance?

For rural and ranching families, the answer isn’t always as simple as “pay everything off.” Seasonal income, operating expenses, available cash and future plans all need to be considered together.

Before closing accounts, transferring balances or draining savings, let’s look at the complete picture and build a strategy that fits real life.

🏡 Thinking about buying a brand-new home? There may be more room to negotiate than you realize.

New national housing data shows that new-home sales increased by an estimated 6.4% in August. At the same time, builders still had approximately 483,000 homes available for sale—equal to an 8.5-month supply.

In plain English: There are still a lot of new homes available, and buyers should be asking what builders are willing to offer.

That doesn’t mean every builder or local market is offering the same incentives. But it does mean you may be able to negotiate more than just the purchase price.

Before choosing new construction, let’s compare:

✅ Builder-paid closing costs
✅ Temporary versus permanent rate buydowns
✅ Preferred-lender requirements
✅ Rate-lock and extension costs if construction is delayed
✅ The estimated property taxes after the home is completed—not taxes based only on the vacant lot

The builder’s advertised interest rate may look attractive, but the best deal is the one that makes sense after we compare the payment, upfront costs, restrictions, and long-term expense.

These national numbers are preliminary and won’t reflect every Washington or Montana community. Still, they give buyers a good reason to ask more questions and negotiate strategically.

If you’re considering new construction, let’s sit down—at the kitchen table or virtually—and compare the complete deal before you sign.

🏡 Mortgage rates can change from one day to the next—but change doesn’t always mean bad news.

Market movement can also create opportunities for stronger negotiations, seller credits, temporary rate buydowns, or a different loan strategy that better fits your goals.

Whether you’re buying, building, refinancing, or purchasing land, the right decision starts with looking at your complete financial picture—not reacting to one headline or advertised rate.

If your preapproval is a few weeks old, let’s update your numbers before you make an offer. Pull up a chair—at the kitchen table or virtually—and let’s map out your next move together.

This is Reel Talk with Rebecca: real estate, real money, and real life.

#realtalkwithrebecca - Are You A Peacemaker?

We say often of Christian’s that we will “know them by their fruit” but after my devotional this morning I would challenge in addition or even more so, we will be known by the way we strive to be peace makers”

1. Peacemaking is tied intimately to the work of Christ, which is “to bring together things divided and to reconcile the alienated” (Sermon on the mount)

2. The Son of God came to reconcile sinners to God (Rom. 5:1), and He uses His church (the body of believers) to extend this reconciliation.

3. We are peacemakers whenever we share the Gospel in word and deed (Isa. 52:7).

4. We are called to be “eager to maintain the unity of the Spirit in the bond of peace” (Eph. 4:3) so … In both the church and the world, contention and strife are not to follow in our wake.

5. By the Holy Spirit, we are “sons of God” and partake of His nature (2 Peter 1:3–4).

Since our Father loves peace so much that He sent His Son to reconcile Himself to His people, we have not partaken of His nature and cannot claim to be Christians if we are not peacemakers.

We must be willing to put ourselves and our desires in second place to make peace as long as we do not compromise essential biblical truth.

“Blessed are the peacemakers, for they shall be called sons (and daughters) of God.”
