FYI…a dead person CANNOT sell you a house.

And their son can’t just sign the contract because he’s “family.”

Before you tell your buyer, “Don’t worry, title will figure it out,” maybe make sure the person signing actually has the legal authority to sell the property.
Because if they don’t?

Your buyer could spend money on inspections, appraisals, and due diligence… only to discover they may not even have an enforceable contract.
Agents: you’re not expected to be lawyers.

You ARE expected to do a little homework.

“Title will figure it out” is not a strategy.
