Happy birthday to the guy that taught us to be parents. One of the main reasons aside from Bailey I choose to challenge myself is because of this guy. Already a best bud I can count on and a guy that loves others so well. Goofy, charismatic, loving, fun. He’s got what it takes and he is loved.

Thank you God for O and for giving me the chance to be a loving father that can point him towards you. by @riley.rhodess

$1,675,000 with no fees vs. $1,650,000 with 5% commission.
Over $100,000 this seller missed out on because they listed on the MLS. In redevelopment, the MLS is not always your friend.

Anyone know why they got less money even though “everyone saw it”? by @riley.rhodess

Knowledge leads to better decisions.

Thats why we’re launching Dwel Development Minute - a series to make development deals easier to understand!

Today’s question: What is a development deal?

Whether you’re simply curious or wondering if your property has a development potential, were here to help you understand the process with honest information 🏠

Let us know what you want us to cover next. by @riley.rhodess

A practical example of what we do at Dwel. Highest offer this home owner got was $3.2 on their own and we pulled them in a $3.45.

Another happy client with terms they chose for the close of their property. by @riley.rhodess

Happy “mama” day as Owen puts it.

Today I heard in church that a mother brings peace into the home and that is so true about Bailey. She deals with more than anyone knows but only loves our children harder and with more care. Smiling through the chaos but more importantly finding the Joy of Christ in the tough times. She is a shining light of Jesus to our children but also me and I am so thankful that she is the one to fill the pulpit of the home when dad is away at work.

I love this mama, happy Mother’s Day to you! by @riley.rhodess

This wasn’t just a land sale.

In a pocket like Cactus Corridor, buyers are not just looking at what is there. They are looking at what it could become.

So we positioned this as a development opportunity, not just a lot.

That is what led to a $1,675,000 close, with terms that actually aligned with our client.

Because deals like this are won in how they are structured, not just the number. by @riley.rhodess

Opportunity in the Cactus Corridor is built, not found.

This rare 99,137 sq ft double lot sits in one of Scottsdale’s most coveted pockets, surrounded by newly constructed estates and multi-million dollar homes. Ready to be split and transformed into two custom luxury residences, this property offers the ideal canvas for something exceptional.

Perfect for builders, investors, or anyone ready to create a statement in one of the area’s most desirable neighborhoods.

DM for details or to walk the lot.

Leading a brokerage is important. We take that seriously.

But that’s only one part of who we are.

Behind the titles are real lives, families, early mornings, late nights, miles logged, games coached, and commitments kept. The same discipline, consistency, and long term vision that shape our lives outside of real estate are the things that shape how we lead inside of it.

At Dwel, leadership isn’t about hierarchy. It’s about example. It’s about showing up with integrity, building something meaningful, and creating an environment where agents feel supported as whole people, not just producers.

Because great agents are more than their production numbers. And great brokerages should reflect that.

A strong offer isn’t just about price. Before anything is submitted, our team takes a step back to fully understand the full picture surrounding the home. That means reviewing comparable sales, current inventory, days on market, and how the property is positioned, but also paying attention to seller motivations, timing, and deal structure.

This behind the scenes work allows us to guide our buyers on more than just numbers. We help them think through terms, timelines, and presentation so their offer stands out for the right reasons. In many cases, it’s this level of preparation that helps create smoother negotiations and stronger outcomes.

It’s a step we take before every offer at Dwel, even though it’s one we rarely see other brokerages prioritize. Our goal is always the same: to help our clients move forward with clarity, confidence, and a strategy that fits today’s market.
