JUST SOLD: Petite Villa Mauresque, $4.28M 🌙

So thrilled to share I just closed escrow on my fabulous listing on Malaga - a Moroccan villa of the most delectable variety. Spanning almost 5,000 square feet of chic environs, and sited on a coveted lush lot in Outpost Estates - a locale developed in the late 1800s by two men who simply couldn’t settle for a nice enough hillside.

They wanted terracotta roofs, sun bleached patios, and an architectural committee so particular it makes today’s HOA look like a shrug. In the 1920s the whole enclave was crowned by a thirty foot neon sign spelling OUTPOST, which was, briefly and gloriously, the largest neon sign in the country, glaring down at the Hollywoodland sign like a rich cousin who wasn’t about to be upstaged. The war took the sign, but the streets below, though, never got the memo that the twenties ended. They just kept right on being beautiful.

This is an interesting tale. My clients bought Malaga a little over a year ago at a screaming deal - and we aimed to achieve the impossible; sell in a year in LA at a higher price. And that we did - to the tune of $355K over what they paid! A careful prep campaign (landscaping, painting, thinning out their already chic furniture, etc) and editorial marketing along with curated outreach allowed us to achieve this feat. Our listing photography - courtesy of @cody.boone - created a sun-drenched, vintage energy the market wildly responded to. I was also lucky enough to partner with sellers who understood the importance of vibe-and we made sure Malaga was always ready for her close-up.

This was an example of what can be achieved with a little patience, a deep understanding of what the current market would support and an underlying belief in the singularity of what we had. Today, an aside from the houses & my summer … I wanted to touch on something else. Something that’s important to knowing me - and our city. In my opinion - the enduring truth of Los Angeles, the thread that’s always held me, is the quality of the light.

It was there from the very first moment I came here in my 20s - stepping off the plane, that wash of sun, it stopped me in my tracks.

It was there in countless ways during my past life as a producer - adding something intangible to our art.

It continues to shape the houses I see & sell.

A kind of effortless, silent command. That specific, unapologetic hue, late on a warm afternoon, right before the sun disappears completely. It’s unlike any kind of light I’ve seen - and I’ve seen the light of many places, across the sea and back again. Los Angeles beats them all with a kind of incalculable golden warmth. It’s the stuff of fantasy.

ON THE MARKET: A designer-done dreamboat in Silver Lake, for $1.7M 🍸

I can’t believe this house is still on the market. I toured a few months ago and it’s marvelous - so dialed in. Incredible finishes, warm wooden exterior, all the bells and whistles you could want in a prime Eastside setting (walkable to the best bagel spot in LA, Courage Bagels). It’s got dreamy vaulted ceilings, oversized windows and light pouring in from everywhere. The exact kind of house I’m finding that I flag often for my buyer clients.

Often, in our industry, there’s pressure to focus more on listings. But if I’m being honest, I’m equally drawn to the buyer’s journey. It's a different kind of relationship. Slower, more personal, built on a hundred small conversations instead of one big one. Often, matching buyers to their perfect house is an exercise in absolute trust.

It takes a real relationship - a real understanding of each other - to have an inkling about what kind of place might call someone. And buyers often have to feel safe enough to express the intangibles - hopes, dreams, visions about the kind of life this next house might foster. It’s more gradual work than a listing - but oh so fulfilling. Much like dating - and then finding the one - it’s a feeling like none other when you land somewhere that feels good and right and real and you. That's the part of this job I never get tired of.

ON THE MARKET: Dakota Johnson’s jaw dropping estate in the Hollywood Hills, offered at $6M ⚡️

Perched above the legendary Chateau Marmont, this is California modernism the way it was meant to be felt: warm woods, poured concrete, and wood framed glass walls that make inside and outside feel like one continuous thought.

Carl Maston was the original architect, + @pierceandward handled the renovation with real reverence. Nothing feels touched for the sake of it. I’m currently planning a bar mitzvah for my youngest and can’t stop thinking about how this would be a stellar post-service intimate party venue. Don’t we wish!

Conveniently located close to the Chateau, where you can easily pop down for a cheeky evening drink and everything the Sunset Strip has to offer. This area is close to where I first landed in Los Angeles, and where I always direct my most chic clients. It’s a neighborhood and location that you probably grew up dreaming about. I know I did!
