The list price is just the beginning. šŸ”

Buying in Dublin, San Ramon, or Pleasanton? HOA dues and Mello-Roos deserve a place in your budget.

• HOA dues: Recurring fees for shared amenities and maintenance.
• Mello-Roos: A special property tax that funds public facilities or services.

Charges vary by property. Review the parcel’s current tax bill and HOA disclosures, including potential increases and special assessments, before calculating your monthly cost.

šŸ“– Read the full breakdown on our blog at risecresthomes.com for local neighborhood examples and a checklist of what to verify before buying. Link in bio.

šŸ“Œ Save this for your next home tour.

🚨 The Fed is hiking again.

The Federal Reserve just raised its benchmark rate by 0.25 percentage points to 3.75%–4.00%. It’s the first increase since July 2023, with inflation still running above the Fed’s 2% target.

But here’s what homebuyers need to understand:

A 0.25-point Fed hike does NOT mean mortgage rates automatically go up 0.25 points.

30-year mortgage rates track the bond market, especially the 10-year Treasury, along with expectations for inflation and economic growth.

And the bond market was already ahead of the Fed. The 10-year Treasury was hovering near 5% on decision day, close to multi-year highs.

If you’re thinking about buying in Pleasanton, Dublin, San Ramon, Livermore, or anywhere in the Tri-Valley, don’t make a seven-figure decision based on one headline.

Ask better questions:

What actually happened to mortgage rates?
What happened to your monthly payment?
Did this give you more negotiating leverage with sellers?

Higher-rate headlines often create opportunities for buyers who know where to look.

Curious what this means for a $1.2M, $1.5M, or $2M Tri-Valley purchase?

Comment/DM ā€œRATEā€ and I’ll run the numbers.

Most buyers search Zillow, Redfin, or Realtor.com.

But there’s another corner of the real estate market most people never look at. šŸ‘€šŸ

The U.S. government sells real estate through several different programs, including seized and forfeited properties, foreclosures, REO properties, and surplus government real estate.

Some of these properties can include:
šŸ” Single-family homes
šŸ¢ Multi-unit properties
🌳 Vacant land
šŸ˜ļø Condos
🚜 Farms and ranches
šŸ¬ Commercial properties

And many of the auctions and sales are open to the public.

I put together 7 websites worth knowing where you can actually browse these listings:

1ļøāƒ£ HUD Homes – https://www.hudhomestore.gov
2ļøāƒ£ GSA Auctions – https://gsaauctions.gov
3ļøāƒ£ Treasury Auctions – https://treasury.gov/auctions
4ļøāƒ£ USDA Rural Development Homes – https://www.rd.usda.gov
5ļøāƒ£ FDIC Real Estate – https://www.fdic.gov/resources/resolutions/real-estate
6ļøāƒ£ IRS Auctions – https://www.irsauctions.gov
7ļøāƒ£ HomePath (Fannie Mae) – https://www.homepath.com

āš ļø One thing to remember: a government sale doesn’t automatically mean a bargain. Financing, inspections, title issues, occupancy, auction rules, and property condition can be very different from a traditional purchase.

Save this Reel so you have the list when you need it.

You’re guarding a 3% mortgage like it’s the family silver.

And maybe you should be. But it’s worth knowing what you’re trading for it.

I’m Ikenna Ezeude, Broker Associate and a Bay Area Realtor with Elation Real Estate in Pleasanton, California.

Let me show you something.

The average California homeowner with a mortgage is sitting on $626,900 in equity. Not home value. Equity. The part that’s yours.

That’s double the national number. It’s enough to walk into 48 of the 50 states and buy a median-priced house outright. Cash. No loan. No rate. Nothing.

And if you own in Dublin, Pleasanton, San Ramon, Livermore, or Danville? That $626,900 is probably low. Our prices run well north of the state average.

So here’s what you could actually do with it:

Put down enough on the next house that today’s rate barely stings.

Downsize and pocket the difference instead of making a payment.

Buy a rental.

Hand your kid a down payment and watch them stop renting.

You’re not stuck. You’re rate-locked, and those are two very different things.

Most people ask what their house is worth. Wrong question. The right one is what their equity lets them go do.

Follow @risecresthomes, I break down what the Tri-Valley numbers actually mean for your move.

Most buyers think buying a home starts with scrolling listings.

It doesn’t.

The biggest mistakes happen before you ever tour a home.

That’s why I don’t start my clients with open houses or Zillow. We start with a strategy:

āœ… Why you’re buying

āœ… Your non-negotiables

āœ… Your budget

āœ… Your timeline

āœ… A plan to win

When you get those right first, everything else becomes easier. You stop chasing every new listing and start making confident decisions.

That’s why I guide every one of my clients who’s buying a home through the same proven framework before we ever schedule the first showing.

The Buyer Game Plan breaks the process into four stages and twelve steps, helping you avoid costly mistakes, make better decisions, and buy with confidence.

šŸ’¬ Comment ā€œPLANā€ or send me a DM, and I’ll send you a free copy.

They waited three years for the perfect time to buy.

It never showed up.

Not because they weren’t serious. Because they were waiting on a signal the market was never going to send.

Here’s what the Tri-Valley actually did last month:

Danville’s median fell 13%. Pleasanton’s rose 5.9%. San Ramon slipped. Dublin ticked up. Livermore dropped 8%.

Five towns. Five directions. Same thirty days.

So when someone says they’re waiting for ā€œthe marketā€ to do something, which market, exactly?

That’s the part nobody tells buyers. There isn’t one Tri-Valley market. There are five, and they don’t move together. Waiting on a headline number to crash means waiting on something that doesn’t describe the house you’d actually buy.

The buyers who get somewhere stop timing it and start planning:

Buy the right home, not the dream home.
Negotiate hard on price and terms.
Refinance later if rates come down.

None of that needs perfect conditions. All of it needs you to decide what you want before you start looking.

That’s why Stage One of my buyer guide is Strategy, not listings. Most buyers start by scrolling. The ones who actually close start by deciding.

Comment or DM ā€œPLANā€ and I’ll send you The Buyer Game Plan: 4 stages, 12 steps, from first conversation to keys.

No pressure. Just clarity.

Some buyers don’t lose because they offered too little.

They lose because they let emotion write the offer.

The moment you tell yourself, ā€œI’ll pay whatever it takes,ā€ you’ve handed the seller all the leverage. That’s how buyers end up paying tens of thousands more than they needed to.

The smartest buyers do something different:

šŸ” Fall in love with the home.
🧠 Negotiate with logic.
šŸ“Š Let the data, not emotion, determine the price.

A great home is worth fighting for.

But no home is worth paying the wrong price.

If you’re buying in the Tri-Valley, we’ll help you separate emotion from strategy, we’ll show you how to build a winning offer that protects your money so you can win the right home without overpaying.

🚨 The fastest way to lose a house? Offending the seller before negotiations even begin.:

A lot of buyers think the goal is to start with the lowest number possible.

Sometimes that works.

But in today’s market, a lowball offer can cost you the home before negotiations even begin.

Here’s why:

šŸ” Sellers don’t just compare price.

They compare terms, certainty, and the buyer behind the offer.

An offer that’s dramatically below perceived market value often sends one message:

ā€œThis buyer isn’t serious.ā€

Once that happens, many sellers won’t counter. They’ll simply move on to the next offer.

The best negotiators don’t try to ā€œwinā€ on the first page of the contract.

They build credibility first, then negotiate strategically based on:

ā˜‘ļø Comparable sales
ā˜‘ļø Days on market
ā˜‘ļø Seller motivation
ā˜‘ļø Inspection findings
ā˜‘ļø Market conditions

A strong offer isn’t always the highest offer.

It’s the one that gives you the best chance of getting the home while protecting your interests.

That’s the difference between negotiating… and gambling.

I’m Ikenna Ezeude, Broker Associate & Realtor with Elation Real Estate helping buyers make smarter real estate decisions throughout the Tri-Valley and East Bay.
