Most people think you need a high income to invest in real estate.
That’s not always true.

With DSCR loans, lenders focus on the property’s income — not your W2, not your tax returns.

If the property cash flows, the deal can work.

This is how many investors scale beyond the traditional limits.

Legal tax strategies for small business owners that nobody explains while you’re on a W-2 directly from a CPA.

On a paycheck, taxes come out first. Own a business and the order flips: you earn, spend on the business, then get taxed on what’s left. That’s the tax code working exactly as written.

1. S-corp election: reasonable salary plus distributions, so you stop paying self-employment tax on every dollar.
2. PTET election: your business pays state tax at the entity level, getting around the $40k SALT cap.
3. Augusta rule: rent your home to your business up to 14 days a year for real meetings. Deductible for the business, tax-free to you.
4. Solo 401(k): contribute as employee AND employer. Up to $72k a year vs about $24k at a W-2 job, and it can go Roth.
5. Accountable plan: your business reimburses your home office, phone, and mileage tax-free.
6. Heavy work vehicle: over 6,000 Ibs can be written off way faster than a regular car.
7. QBI deduction: up to 20% off qualified business income, now permanent.
8. Cost segregation: depreciate parts of a rental over 5, 7, and 15 years instead of 27.5.
9. STR loophole: average stay 7 days or less plus material participation, and rental losses can offset active income.
10. Hire your kids: real work, reasonable wage, tax-free to them up to the standard deduction.

None of this works without clean records, a real business purpose, and a good CPA. by @robertthelender

If you’re looking to buy a home, these are 10 questions to ask.

1. Why is the seller moving? Is there another undisclosed reason? May signal issues with the home.
2. How long has it been listed? This will let you know if there’s room to negotiate?
3. What did it sell for last time? Was it a flip? Or was it a family home?
4. Any insurance claims on the home? If so, what happened and what was the outcome?
5. How old are roof, HVAC, water heater? Big ticket items can be costly so make sure you know how old they are
6. What are actual utility bills? This will let you know how much to allocate each month.
7. Any planned construction nearby? Good to know what projects are coming soon and for how long.
8. What’s included in the sale? Any furniture or specific amenities?
9. HOA rules and fees? You can easily find this online to see if it’s a fit for you
10. Were renovations permitted? Make sure you get the permit or you can deduct it from the purchase price. by @robertthelender

Nearly 45% of recent home sales came with seller concessions.

Price cuts. Rate buydowns. Closing costs covered. Even repairs.

So why isn’t every buyer getting it?

Because most of them just send an offer and hope.

Ask what the seller actually needs. A faster close? A buyer who won’t fall through?

Then decide what you want most. A lower price, a lower payment, or no big repair bills for years.

There’s one catch. Your loan type limits how much cash a seller can give you.

But repairs the seller finishes before closing don’t count toward that limit.

Sure, prices could keep slipping, and waiting might save you more.

But buyers haven’t had this kind of leverage in six years.

The sticker price is just where the conversation starts. by @robertthelender

Top 10 credit moves before you apply for a mortgage

2. Dispute any inaccuracies - errors can cost you rate points
3. Pay down credit card balances - lowers your debt to income ratio which results in better terms
4. Don’t open new credit accounts - avoid hard inquiries and also explanations if there’s a new debt
5. Don’t close old credit cards - doing so protects your credit history length
