POSTS STORIES REELS TAGGED
The first few seconds inside a home matter.

Before the individual finishes are examined, the entrance, natural light and proportions have already shaped how a home feels.

Which room made the strongest first impression when you found your home?

The property is only part of an acquisition. The street matters too.

Natural light, transport, neighbouring buildings and the way an area feels all shape demand for the finished home. Even a well-designed home can be harder to sell when its surroundings work against it.

What do you notice first when you arrive on a street?

The best decision on most deals is no.

We look at far more than we buy. A project can look right at first, then the price, condition or likely exit changes the answer once the numbers are tested properly.

Walking away is not a loss. It keeps time and focus free for a better one.

What has made you step away from a deal that looked promising?

The details you only notice up close.

A short film of the small decisions at Westbourne Gardens, W2. The brass handle that sits exactly where your hand expects it. The tap chosen to match the light fitting. The restored curve of an original detail next to a modern finish.

None of it is loud, but together these decisions determine how the finished home feels.

Colville Terrace, W11.

This Notting Hill garden flat needed more than a cosmetic refurbishment. The layout had to work harder, natural light needed to travel further into the home, and the interior needed a stronger connection to the private garden.

Over the next few posts, we will show how the transformation took shape, room by room, and explain the decisions behind it.

“The building was here first.”

Westbourne Gardens, W2 is featured in the @domusnovalondon Journal. The article explores how the original architecture guided the work, from preserving the building’s proportions and character to introducing a glazed screen that draws light from the entrance into the living space.

Thank you to the Domus Nova team for taking the time to understand the thinking behind the project and tell its story so thoughtfully.

Read the full feature through the link in our bio.

Keeping the character, lifting the quality.

The brief on a period home is a balancing act. Strip out too much and you lose the soul that made the building worth buying. Keep too much and you inherit every compromise of the last century.

At Westbourne Gardens, W2, we kept and restored what deserved to stay, the proportions and the original staircase, ran new cornicing to a period profile, and lifted everything around it to a modern standard. Old where it earns its place. New where it does not.

Which detail would you have saved?

Behind the finished photographs.

Strip-out, exposed structure, lifted floorboards and the gradual rebuilding of Westbourne Gardens.

The completed rooms are what people remember, but these stages are where the layout, services and details had to work together.

Swipe to see what sat behind the finished home.

Why Westbourne Gardens?

It was not one feature that made this property interesting.

It was the original proportions, the light the rooms could hold once the layout was opened up, and the opportunity to improve how the home lived without losing its character.

The numbers have to work, but the right property also needs potential that cannot be understood from a spreadsheet alone.

What is the first thing you notice when you enter a home?

Westbourne Gardens, W2 has two ensuites. You saw the first last week. This is the other one.

It is where most of the material decisions on the flat were settled. Large-format Carrara instead of small tile, so the eye reads one continuous surface. Brushed brass, not polished, because brushed ages better. Warm globe lighting. Underfloor heating you feel before you see it.

None of it photographs as effort. That is the point.

Which finish would you have chosen?

The kitchen at Westbourne Gardens, W2. Swipe from how we found it.

The first slides are the original kitchen the day we took the flat on. What follows is the room now.

We did not knock it all through and chase a look. We opened it to the light and let one honed marble island do the work.

Walnut stools. Brushed brass. A palette held quiet so the room feels calm, not busy.

Same flat, different life.

The kitchen is where most period conversions go wrong.

At Westbourne Gardens, W2, the original plan gave us a dark, boxed-in space cut off from the light. Instead of knocking everything through to chase a magazine look, we asked what the room wanted to be.

The answer: an open, calm kitchen that reads as part of the living space. One honed marble island anchors it, walnut stools warm it, brushed brass ties it back to the rest of the flat. Nothing shouts. That is the point.

Would you have opened it up or kept it separate?
