This kid gets IT. Loose balls, rebounding, toughness, passing, and the kid has a wet jump shot. Most proud of his attitude. To know Romie is to know pure happiness and sunshine. Keep shining Romer! So proud of you. by @rometherealtor

UNDER CONTRACT in North Ogden!

This one is pretty special.

Our buyer is making the move from Northeast Montana to Utah, and somehow this whole thing came full circle.

His wife actually taught Roni in high school back in Montana, and now, all these years later, he became Roni’s first buyer since getting her real estate license.

From Lustre to North Ogden. From teacher to client. From Roni growing up there to now helping someone from home start their next chapter here.

Pretty wild how life connects the dots sometimes.

So excited we were able to get this one under contract and be a small part of the next chapter.

Patience, multiple offers, good communication, and agents working together to find the best path forward for their clients.

This one had a little bit of everything. Multiple interested parties, some back-and-forth at the negotiating table, buyers working through payments and rates with their lender, and ultimately figuring out the structure that made sense for everyone.

40 Canyon Cove is officially UNDER CONTRACT.

This market isn’t always easy, and sometimes the highest number on paper isn’t necessarily the cleanest path to closing. It takes patience, communication, and agents willing to work together to get everybody where they need to be

🚨 IMPORTANT ANNOUNCEMENT 🚨

For almost 9 years, Roni has been the one behind the scenes helping hold all of this together — not just real estate, everything. She’s been mom, coach, lunch maker, taxi driver, CEO, CFO, calendar keeper, voice of reason, and somehow always the person who knows where my wallet is. She’s watched this business grow from the very beginning and has been there through the late nights, weekend showings, stressful deals, big wins, and every wild idea I’ve had along the way.

At some point, the sidelines were only going to last so long. Roni passed her real estate exam on the first try and is officially licensed and joining me at PPC Residential Division — and I am so proud of her. Anyone who knows Roni knows how smart she is, how easy she is to love, how much she cares about people, and how much she gives to the people around her. Now our clients get the best of both of us working together to help them buy, sell, move, build, invest, and figure out whatever comes next.

This business has always been a team effort. Now it just gets to look a little more like one.

And yes, we took the nice professional photos too. You’ll see those soon enough. These just felt more like us.

12 YEAR HIGH!!!!!

15,012 homes for sale in Utah.

So what does that actually mean?

Here’s the cold hard truth.

SELLERS: Buyers have options again. Overpricing your home just to “see what happens” can cost you. If your home sits, you’re competing with new listings, price reductions and sellers willing to offer concessions.

Price, condition and presentation matter more than they have in years.

BUYERS: You have leverage again. More homes to choose from, less competition, and in many cases more room to negotiate on price, closing costs, repairs and other terms.

That doesn’t mean every seller is desperate. Good homes priced correctly can still move quickly.

And this is important:

More inventory does NOT automatically mean home prices are crashing.

It means sellers have more competition and buyers finally have something they haven’t had much of for years:

OPTIONS.

If you’re selling, you need a strategy — not a hopeful list price.

If you’re buying, this is a very different negotiating environment than we’ve seen over the last several years.

The market changed.

Your strategy should too.
