For years, Edgewater quietly lived between some of Miami’s biggest neighborhoods. Today, it’s becoming one of the city’s most important residential markets.

With a development pipeline surpassing $5 billion in projected sellout value, the neighborhood is rapidly transforming through branded residences, hospitality-driven concepts, condo-hotels, and investment-oriented towers redefining waterfront living in Miami.

In our latest article, we explore the projects shaping Edgewater’s future, including Edge House Miami, Villa Miami, Anantara Miami Resort & Residences, ELLE Residences, and more.

We also spoke with Ruben Alvarez about what’s driving global demand and why Edgewater is emerging as Miami’s next residential core.

The developers behind some of Miami’s most transformative neighborhood transformations are now focused on Miami Beach’s NoBe District, and during a high-level panel discussion, industry leaders made their position clear: this is the city’s next major real estate frontier.

Russell Galbut emphasized that successful neighborhood transformation depends on timing, leadership, and a strong sense of place, describing North Beach as long overlooked and crediting Mendy Chudaitov, Lefferts Founder and CEO, with bringing the heart and soul needed to shape its next chapter.

Mendy Chudaitov expanded on why North Beach is uniquely positioned for its next chapter, pointing to its walkability, access to cultural anchors like the Miami Beach Bandshell and Byron Carlyle Theater, and some of the most beautiful beachfront in South Florida.

Fredrik Eklund and Jay Phillip Parker added perspective from the brokerage side, noting that buyers are increasingly drawn to North Beach as a rare opportunity to be first movers in what is quickly becoming one of the region’s most dynamic neighborhoods.
