How many home inspections should you get?
It depends on the home, but here are the most common ones buyers consider:
General, pest, sewer.
Your general inspector will typically tell you if there are any red flags requiring you to get further specialized home inspections. (Roof, foundation, HVAC, electric, plumbing etc)

During your inspection contingency period, is when you investigate everything about the home before committing to the purchase. Think of it as your opportunity to fully understand and be informed about the home you’re buying.

Home inspections can take 2–6 hours, but they’re absolutely worth the time. The goal is to uncover any issues, get quotes if needed, and decide how you want to move forward.

My clients are so excited about this home, and inspection days can be long… so I always like to bring a little treat for everybody. We kept everyone happy with pastries from @creampanlomita 🥐🍓

✨ Multiple Offers? Here is how to win!

My buyers didn’t win by luck. They won because we prepared before the offer was ever submitted.

When I’m on the listing side, reviewing multiple offers, I’m not just looking at price. I’m asking:

✔️ Is the agent competent?
✔️ Are the buyers fully approved and prepared for escrow?
✔️ Can they meet appraisal, loan & inspection deadlines?
✔️ Is the lender proactive and communicative?

Because the truth is… so much happens behind the scenes that buyers who rely only on Google or ChatGPT tips never see.

Winning in a competitive market takes strategy, preparation, relationships, and dozens of small decisions that protect my clients every step of the way. Sometimes it truly feels like moving mountains, and I’m always happy to do that for my clients.

Helping these amazing first-time buyers secure their very first home (and negotiate closing cost credits 🙌) was such an honor.

Yay! You inherited a property, now what?
Many Californians assume their children will automatically inherit their low property tax base, but that’s no longer true.

The home must have been the parent’s primary residence.

At least one child must move in and make the home their primary residence.

There’s a value limit. If the home’s market value is more than the parent’s taxable value plus the Proposition 19 exclusion amount (currently adjusted at $1 million), part of the property’s value may still be reassessed. Check with the county Tax Assessor to confirm the numbers and the formula they apply to arrive at your new tax base.

Remember, this is general information only. Every situation is different, so it’s important to speak with a qualified estate planning attorney, tax professional, and the county tax assessor before making decisions.

Wait, this is all in one park?
Have you explored Wilson Park in Torrance?

It’s the kind of place where come for one thing… and somehow spend the whole day here!

Their weekly Tuesday & Saturday Farmers Market is one of my favorites in the South Bay. I got here late today, all the vendors were packing up. There is miles of fresh produce from local farms, baked goods, hot food, fresh squeezed juices, fresh eggs, coffee, and so many other goodies.

The park has amazing amenities:
🥎 Sports fields & courts
🎾 Tennis & pickleball
🏃‍♀️ Walking & fitness paths
🛝 Playground & Treehouse
🌳Plenty of open green space
🛼 Roller hockey
⚾️batting cages
🎶🎤Summer concerts and movies at the park.
