Fall is my favorite season in Central Arkansas. Cooler mornings, golden trails, and pumpkin patch weekends are back, and so are the patio nights.

This year's lineup across Little Rock has something for everyone. Chase the color at Pinnacle Mountain or Flatside Pinnacle, or grab a pumpkin and take a hayride at Motley's Farm.

Looking for something more low-key? Settle in by the fire pit at Rusty Tractor Vineyards, or wander Hillcrest for Second Friday Art Night and dinner at George's.

Fall doesn't slow the Little Rock market down. It just changes who's playing.

Right now, buyers are racing the holidays, not the market. They want to close before December takes over, and sellers who list this month with the right price tend to be closed before Thanksgiving.

The tire kickers are gone too. The curious lookers and the school calendar families already made their moves back in the summer. Whoever's still out there searching has a real reason to buy, and they're ready to write an offer the moment the right house shows up.

Right now, Central Arkansas has more homes on the market than it did back in spring, and with kids back in school, showings have quieted down. That combination gives buyers something they haven't had much of this year: room to actually negotiate.

New homes are hitting the market, and buyers are finally taking their time to compare.

The properties standing out? The ones that were ready before they ever hit the listing photos.

Homes are still selling close to asking, which tells me buyers know quality when they see it. But the pace has slowed just enough that this market has to be understood, not timed.

The home is only half the decision.

A house can check every box and still be the wrong call if the neighborhood's off. A few things worth checking before you sign anything:

Visit at different times of day. 7am and 9pm on a Saturday are two different places.

Look at what's happening at the edges. New businesses, infrastructure, investment. That tells you where things are headed.

Talk to the people who live there. Ask what they love, what they'd change, whether they'd buy there again.

Watch how people use the space. Dogs walked, porches sat on, neighbors around. That texture holds value differently.

Check the school data, even without kids. It shapes resale either way.

Trust your gut, but check the numbers too. Recent sales, days on market, price trends.

You can change almost everything about a house. You can't change where it sits.

Your September in Little Rock Starts Here

September might be my favorite month to be in Little Rock. The heat finally breaks, and the whole city seems to spill back outside, from live music by the river every Wednesday to a three week celebration of art and theater happening on both sides of the water.

There is a little something for everyone this month. An outdoor art show on the museum lawn, a weekend of antique hunting out at the fairgrounds, a wing eating showdown in North Little Rock, and a downtown weekend built for comic book fans and their families.

Honestly, this is my favorite part of this job. It is never just about finding you a house. It is about showing you why this city is worth calling home.
