More of a good thing is not always better! 😆 Nix the matching furniture sets for a professionally designed look in your Airbnb. If your short term rental’s big furniture pieces all look like Papa Bear, Mama Bear, and Baby Bear 🐻 🐻🧸went shopping at Bob’s Discount Furniture (no hate on Bob’s either-I happen to love their faux leather swivel chairs), then your room’s photo may not be reading as having as much style as that professionally staged property on the next listing. When setting up your Airbnb, it seems logical to use dark colored sheets to prevent stains from being apparent. 🫟🫟🫟 And while that logic may hold up for rugs or furniture (although I do love me a white boucle piece in a listing photograph), sheets are definitely not where you want to apply this logic. 👇 Take your cue from every hotel room ever, and use bleachable high-quality sheets and duvet covers for your short term rental. While my crunchy heart won’t use bleach in my own personal home where it’s just me and my family and we are exposed to the environment every single night, when traveling I want to know good and well that the sheets I’m sleeping in are erring on the side of chemically TOO clean than not clean enough or covering up stains. White bed linens show transparency, make your listing look more professional, and give your guests more peace of mind while they enjoy the other more quaint and personable ways your property provides charm and character that a hotel could not. 🏡 (Pssst…I do add color still with throw pillows and layering blanket. Luxury will always perform well on Airbnb, and I do want you to upgrade what you have in your space if you want to earn more as a short term rental host. 🛋️ But luxury is also expensive and takes a lot of bookings to recoup. It’s a solid strategy, but it’s not the only strategy. Ultimately, you want guests to pause their scroll and go “Ooh yeah, that sounds interesting.” And this just takes INTENTION. Find some common threads. Some low-cost amenities that have something in common. Some common colors. Play to your property’s natural strengths and create a strong narrative around that. Whether that’s vintage bicycles that highlight your proximity to the town square, fluffy robes and slippers that make the most of a great bathtub, a restored piano and guitar for your music lovers…not everything that stands out costs a fortune. Don’t get me wrong. ⛔️ I love me a sauna, cold plunge, and fluffy robe more than fancy jewelry or hand bags. But when it comes to amenitizing your short term rental, not everyone has the cash to drop on bigger ticket items that may take several months or more to yield a return on. It’s also ok to stairstep your way into higher profits on your Airbnb if that’s where your budget is at. 🪜 If you try to compete on luxury only, you’d better have the capital to play. But you can also start with small ways to stand out to those who are health-and-wellness conscious (which continues to be an increasing percentage of travelers). 1.) A tiny space without much going on can turn into a positive when marketing it as a little meditation hideaway. Small spaces can make us feel safe and protected, lending themselves perfectly to a meditation nook. A few floor pillows or a “backjack” style seat (look it up, it’s a thing), a small singing bowl (or wind chimes if it’s outside), plants, and real or battery-powered candles and you’re good to go. 2.) If you have any yard to speak of with a patch of healthy grass, you can have a grounding garden! Grounding is a practice with growing popularity in which you simply walk barefoot or sit/lie in the grass to neutralize ions in our body. This has noted benefits for jet lag in particular, which is perfect for Airbnb travel. The best part is, you really don’t need to do anything for it other than keep the doggies off this particular area and go to town on marketing the experience with signage or education in your guidebook walking them through the ritual. 3.) If you DON’T have grass, with some gathered or purchased sand and stones you can build a reflective labyrinth that has a long spiritual heritage of aiding in contemplation. Plus, this one is sure to end up on your guest’s social media roundup for some free marketing! 4.) You already have to provide hand and dish soap, shampoo and conditioner, and body wash. Skip the giant Pantene bulk containers from Costco and switch to a better-for-you brand like @native that is nationally available and your conscious consumers (like me!) will instantly identify in the photos. #azairbnb by @sageandslumberstr

I used to have it backwards. I focused on how pretty the outside of the pillow was, but just like the heart (or your STR’s business banking account), it’s what’s on the inside that counts. 😜 Now I bypass the throw pillow aisle at the discount box stores with confidence, knowing that every time I’ll order a high-end insert in the size I need for the furniture, then find a cute but dirt-cheap cover on Amazon or even SHEIN. 😮 This puts your money where it matters—in the fluffability of the pillow—instead of relying on a cute design to overcompensate for limp,sad polyfill. (It won’t.) Secondly, as a short-term rental host it’s important for you to be able to remove the cover and wash it when it gets dusty or takes a spill. Finally, if the covers get stained beyond recourse, just buy another cheap cover to replace it instead of having to buy a whole new throw pillow every couple of years.
