Slower market? That doesn’t mean homes aren’t selling. 🏡

Despite what the headlines might suggest, buyers and sellers are still making moves every single day.

In fact, based on the current pace of existing-home sales, nearly 4 million homes are expected to sell this year. That’s roughly:

🏡 11,000 homes every day
🏡 450 homes every hour
🏡 8 homes every minute

Why? Because life doesn’t stop for the housing market. New jobs, growing families, downsizing, and new chapters are still happening.

The difference in today’s market? Strategy matters more than ever.

Buyers have more options, which means pricing, presentation, and marketing all play a bigger role in getting your home noticed.

You don’t need every buyer. You need the right buyer, and a team that knows how to reach them.

Thinking about selling? Let’s talk about what it takes to stand out in today’s market. 🔑

🏡 DuPage County Market Update | September 2026

The numbers are in, and we’re seeing some shifts in the local real estate market as we head into fall!

Here’s what happened in September:

🏠 3,356 homes available | Up 0.4%
💰 $444K median sales price | Down 1%
🔑 820 homes sold | Down 15%

All changes are compared to August 2026.

So, what does this mean for buyers and sellers?

For buyers: A slight increase in available homes means a few more options to explore, while a slower pace of sales may create opportunities to negotiate.

For sellers: Homes are still selling, but pricing, presentation, and a strong marketing strategy matter more than ever.

Every neighborhood and price point tells a different story. Our team is here to help you understand what these numbers mean for your next move.

Higher mortgage rates aren’t just changing how buyers shop—they’re changing how sellers need to compete. 🏡

Today’s buyers are focused on one thing: what can I comfortably afford each month? And new construction builders are responding with incentives like rate buydowns, closing-cost assistance, and price adjustments.

So where does that leave sellers of existing homes? Strategy matters more than ever.

You may not need to dramatically reduce your price. Instead, the right approach could mean offering a concession, helping with closing costs or a rate buydown, making strategic updates, or simply doing a better job showcasing what your home and neighborhood offer that new construction can’t.

The key is understanding what buyers are comparing your home against right now—and positioning it accordingly.

When’s the last time you found out what your home is actually worth?

For many homeowners, it’s been years. And with home values changing significantly, the number could open up more possibilities than you realize.

The equity you’ve built could help fund your next purchase, increase your down payment, make a move more affordable, or simply give you a clearer picture of your options.

If you’re curious about your home’s current value, reach out to our team. We’d be happy to put together a personalized home equity assessment for you. by @salachoakeygroup

Waiting for mortgage rates to drop before making a move? You may be waiting longer than you think.

Current forecasts show rates staying relatively steady in the low-to-mid 6% range—and while that may feel high compared to the pandemic years, historically, today’s rates are actually much closer to “normal.”

The good news? Waiting isn’t your only option.

Builder incentives, rate buydowns, adjustable-rate mortgages, and assumable loans are just a few strategies that may help make a purchase work in today’s market.

If buying a home is part of your plans, let’s look at the options available now instead of putting life on hold for a rate that may or may not come. 🏡

The market continues to shift, creating opportunities for both buyers and sellers.

🏡 Inventory is up 7% month over month, giving buyers more options, while home values remain strong with a median sales price of $463K. Although the number of homes sold has slowed, well-priced and well-marketed homes are still attracting serious buyers.

✨ Luxury is leading the market.

While many headlines focus on a slower housing market, the luxury segment is telling a different story.

🏡 Luxury home prices are rising nearly 3x faster than the rest of the market.
📈 Million-dollar-plus home sales are up 18% year-over-year.
⏱️ High-end homes are also selling faster than many sellers expect.

If you’ve been considering selling your luxury home, today’s market presents a unique opportunity. Strong buyer demand and rising values mean strategic pricing and expert marketing can make all the difference.

Every luxury property deserves a tailored approach. If you’re curious what your home is worth or wondering if now is the right time to sell, let’s start the conversation.
