The lowest quote doesn’t mean much if the numbers change a few days in and your lender won’t explain why.

Before you commit, look at who you’re working with and whether they deliver. Your realtor works with lenders every day and knows who closes on time and who doesn’t.

At Ascension, you get real numbers up front and a broker who delivers. DM me or tap the link in bio. 🏡

Rates finally blinked. 📉

After three weeks of nothing but up, the 30-year fixed dropped to 7.48% — the first real relief since mid-September. Bonds reversed hard Thursday, and lenders passed some of it along Friday

Here’s the thing: it could go either way from here. September CPI drops Wednesday at 8:30 AM, and that number decides whether this dip holds or evaporates.

This week’s strategy: call every buyer under contract today. A 0.1% move on $300K is real money over 30 years. Text your “waiting for rates” list a specific payment at 7.48% vs. last week’s 7.57%. And treat Wednesday as a decision point, not a reason to keep waiting.

Financing Spotlight: Bank Statement loans. Self-employed buyers, 1099 earners, business owners whose tax returns don’t tell the whole story — we qualify them on 12–24 months of actual deposits. If a bank already told them no, send them to me.

Agents: ask “W-2 or self-employed?” on the first call. I’ll take it from there.

That’s the Ascension difference.

Rates are over 7.5% and a lot of buyers are sitting this one out. That means less competition and more room to negotiate.

Swipe to see what it does to your payment and the 3 moves I’m walking my buyers through right now.

Save this for later and send it to someone who is house hunting.

Want to see your numbers? Call or text me at (313) 759-6843.

Your credit score should not be the reason you’re still renting.

We have no minimum FICO score requirement on conventional, FHA and VA loans. If another lender told you no, call me before you give up on the house.

Call or text (313) 759-6843 and let’s look at your options.

“We’d work with them again in a heartbeat.”

Arturo and his family didn’t just get a loan. They got walked through every step, had every question answered, and went into closing knowing exactly where they stood. That’s the standard, not the exception.

Thank you, Arturo. That’s the Ascension difference.

Two lenders said no. The deal closed anyway.

Most files don’t die because the borrower doesn’t qualify. They die because someone stopped looking. If a lender has told you it can’t be done, send me the file. I’ll give you a straight answer.

Thank you, Samantha. That’s the Ascension difference.

Thinking about paying off that old collection before you apply? Call me first. The FICO models mortgage lenders are required to use can treat a freshly paid collection as new activity, and your score can drop right when you need it most. Sometimes we pay it at closing, sometimes we leave it alone. Thirty seconds on the phone saves you points. 📲 (313) 759-6843

Weak jobs report. Rates went UP anyway. Here’s why that matters. 📉📈

September payrolls came in at just 29,000. Unemployment ticked to 4.2%. Normally that pulls rates down — but inflation and deficit worries kept the 10-year Treasury pinned near 5%, and the 30-year fixed opened this week at 7.57%.

The takeaway: stop waiting for bad news to rescue rates. Plan around 7.5% and work the market you have.

And the market you have is full of price cuts. This week’s strategy: pull every listing reduced in the last 14 days and call the buyers who passed on them. Pair a reduction with a seller-paid buydown — the payment drop beats the price drop every time.

Financing Spotlight: FHA 203(k). Purchase price plus renovation costs in one loan, 3.5% down, based on the after-repair value. It opens up the dated listings everyone else skips — less competition, more negotiating room.

Agents: if you’ve got a buyer who keeps losing to the “nice” houses, let’s talk 203(k).

That’s the Ascension difference.

7.43%. Highest mortgage rates in over two years. 📈

A global bond selloff sent the 10-year Treasury to levels we haven’t seen since 2007, and mortgage rates followed. Friday’s jobs report is the next big test.
So this week’s strategy is for your sellers. Price to the payment, not just the number. Put a seller-paid buydown in the listing remarks before buyers ask. And if the seller has an FHA or VA loan from 2020–2022, flag it — that 3% rate is now the best amenity on the market.

Financing Spotlight: assumable loans. A qualified buyer can take over the seller’s existing rate, balance and term. In a 7.4% world, that can cut a payment by hundreds a month. The catch is covering the gap between price and loan balance, and I can help structure that.

Agents: ask every seller what loan they have. Then call me.

That’s the Ascension difference.
