Online estimates are interesting...but they're only one piece of the puzzle.

They don't know if your kitchen was remodeled last year.�They don't know your lot backs to open space.�They don't know your mountain views, custom landscaping, or the condition of your home.

Pricing a property is part data, part experience, and part understanding what buyers are willing to pay today.

Even if I don't have a buyer for a property today, I'll often go preview it anyway.

Every home I walk through becomes another point of reference that helps future buyers.

I remember the neighborhoods.�The floor plans.�The quality of construction.�The views.�The things you simply can't learn from an MLS sheet.

It's one of the ways I stay prepared long before the right home comes along.

When someone tells me they're looking for a horse property, my next question is always...

Garages have quietly become one of the hardest-working spaces in a home.

For some people it's bike storage. For others it's a workshop, a home gym, extra pantry space, or room for all the Colorado gear that comes with living here.

When I'm touring homes with buyers, we spend almost as much time in the garage as we do in the kitchen.

Function matters just as much as finishes.

One of the best pieces of home-buying advice I can give has nothing to do with the house itself.

Take five minutes before or after your showing and simply stand outside.

Listen.

Can you hear traffic? Kids playing? Birds? Is the neighborhood quiet? Do neighbors wave? How does the street feel?

Those five minutes often tell you more about what it will be like to live there than the thirty minutes you spend walking through the home.

A house is where you live. A neighborhood is where you build your life.

One of the biggest mistakes buyers make is falling in love—or ruling out a home—based solely on listing photos.
Wide-angle lenses, lighting, and staging tell part of the story. What they can't show is how a home feels, the quality of the construction, the neighborhood, the views, or what life is actually like there.
Some of my clients have purchased homes they almost skipped. Others have walked away from homes that looked perfect online.
Photos start the conversation. Seeing a home in person tells the rest of the story.

One thing I've noticed over the years...the right house has a funny way of staying with you.

You'll tour ten homes in a weekend, but a week later, there's usually one you're still thinking about. You remember the way the light came through the windows, the backyard, or how comfortable it felt the moment you walked in.

I've learned to pay attention to that. Sometimes our instincts recognize "home" before our brains do.
