Few more finishing touches to ensure county compliance and occupancy and we’ll be ready to receive you, your neighbors, friends, co-workers & more! 🤞🏾🤞🏾🤞🏾

“Ain’t no way you can build a new Sandlot from the ground up in less than 45 days…. How is that even possible?” 🤔

Great Question!

First: In Prince Georges County, any land disturbance above 5,000 square feet will trigger a massive bio retention pond requirement and storm water plan which can get expensive and exhaust any construction timeline, so we creatively designed a foundational perimeter with 28 double stacked 20’ shipping containers and utilized an off the grid utility plan for services such as water, power, and septic, and ended up right around 4,900 square feet.

Second: We installed an 18’ wide asphalt egress off McCormick Drive to create a service lane for loading purposes, food trucks, service vehicles and more, alleviating any traffic congestion on the street and safely onto the site.

Third: Restrooms😅 No worries y’all, you won’t find any port-a-potties at any Sandlot location, ever. Instead we have a combination of two premium V.I.PEE restroom trailers with 10 stalls each (gender specific), and a three stall ADA shipping container restroom we’re relocating from #SandlotAnacostia for accessibility purposes. With 23 stalls, that accounts for the venue capacity of 805 persons, with alcohol being served for 4+ hours.

Plenty more quirky, creative ways we advanced this project w/ @princegeorgesmd & @pgcountyexec, but sharing a few to highlight how quick a community can be built for strategic placemaking & programming purposes that will ultimately enhance the livability of a neighborhood.

We appreciate @carri_robinson_ of Bright Horizon Venture & Omar of @banneker_ventures for helping us find a home. We’re forever grateful.🙏🏾💐

See you soon!?🤞🏾💕🏈 taken in Sandlot Largo by @sandlotlargo

#SandlotLargo (9490 Lottsford Road) will mark the 10th Sandlot location since launching in March 2019 with #SandlotSouthwest in Buzzard Point, the 2nd location outside of DC proper since launching in June 2021 with #SandlotTysons at the Boro, and the 1st location in Prince George’s County. ✨

In partnership w/ @banneker_ventures, with strategic support from @pgcountyexec, we identified and confirmed a void in experience and activation in the area and advanced an opportunity to bring non-traditional, creative placemaking and programming to the community ahead of the multi-family development The Promenade @ Lottsford. 🏡

From the ground up, what you’ll see at the site over the next two weeks is a creative approach to construction activity from excavators moving dirt across the 20,000 square foot site, to asphalt being poured for our driveway egress off of Mccormick Drive, to over 30 shipping containers creating the foundational footprint, to a final delivered #SandlotLargo product, all in 30 days or less. 😅

So with all of this safe space for programming, what are you most excited to see? If you have any strategic ideas or expanded thoughts beyond IG, feel free to drop us a DM or visit our website at sandlotdc.com and send us a note!

See you in a few!?🤞🏾💕 taken in Sandlot Largo by @sandlotlargo

The development team behind the Promenade at Lottsford has tapped Sandlot co-founders Ian Callender (@ianeyecan) and Scooty Hallums (@unklescooty) to launch one of their temporary event venues on part of the 10-acre site by McCormick Drive and Lottsford Road. It’s an interim step for the Promenade team, a joint venture between Banneker Ventures (@banneker_ventures) and Bright Horizon Ventures, as it readies to break ground next year on its $340 million mixed-use development near the Downtown Largo Metro station.

@sandlotlargo will be about 20,000 square feet and have a capacity of around 800. The partnership is investing about $500,000 to launch the space, which is slated for a soft opening in late August. Its first season will run through the fall and start back up in spring 2027 before shutting down to make way for the Promenade’s anticipated summer 2027 groundbreaking.

That notion of phase zero, or site activation before a project breaks ground, is part of a playbook Sandlot has refined and iterated on many times since it set up its first one #SandlotSouthwest in 2019, on a site at 1800 Half St. SW later developed into the Verge apartments in Buzzard Point. The venues, serviced by food trucks, feature recycled shipping containers to repurposed as modular bars, kitchens and restrooms. They’re typically open on weekends and for special events.

Callender and his Sandlot team began pitching Prince George’s County officials, including now-former County Executive Angela Alsobrooks, in 2022 about ways to activate its public spaces, and it was Alsobrooks, now a U.S. senator, who connected him with Robinson and her team. Thanks to @pgcountyexec Aisha Braveboy , the building permit process was expedited to accommodate for Sandlot’s first “Off-the-Grid” concept where all utilities are independently serviced, satisfying a 100% fully sustainable, standalone project.

It will be Sandlot’s first outpost in suburban Maryland, and it’s a homecoming of sorts for Callender, a DeMatha Catholic High School grad whose first job was working at the BET Soundstage, an entertainment-themed restaurant and live broadcast venue that later became Jasper’s American Grill.

June was not a good month for me. If I’m being fully transparent, neither was October, November, December, January, February, March, April AND May. None of this shit was fun and frankly it’s been fucking frustrating to act like “everything is fine” and “everything is OK” when in reality, it’s not. 😔

The physical, emotional, mental and financial stress endured at this location since the closure of Howard Road SE in April 2024, “due to construction”, drove me out my mind.

Imagine being on the brink of bankruptcy due to actions caused by others and then being told you gotta get the fuck out in 30 days or less during the holidays? The mental double standard of dealing with everyday business decisions and still needing to show up as a son, a brother, an uncle, a partner, a lover, a colleague, a friend, an employer, an employee. and just a genuinely loving person…. This shit was and still is HARD….

BUT GOD 🙏🏾…

…while this journey hasn’t been favorable, God has remained constant and cared for my broken heart, mind, body and soul. I can only ask that you continue to keep us all in your prayers. Love❤️.

"Be strong and courageous, for you shall go with this people into the land that the LORD has sworn to their fathers to give them, and you shall put them in possession of it. It is the LORD who goes before you. He will be with you; he will not leave you or forsake you. Do not fear or be dismayed." - Deuteronomy 31:6-8

Outdoor events venue Sandlot has been booted from the Bridge District, the mixed-use development near the Frederick Douglass Memorial Bridge in Southeast D.C.

Co-founder Ian Callender told me its landlord, Redbrick LMD, notified his team in October that they were terminating the lease six years ahead of its expiration. He said Redbrick did not give a reason for the termination.

The move came as a blow to the Sandlot team, which hoped to recapitalize the costs of setting up the outdoor venue’s vending area and performance space over the course of its 10-year lease.

An image posted Wednesday to social media showed a construction crane lifting the venue’s storage containers onto the bed of a flatbed trailer, kicking off a flurry of comments about its abrupt closure.

When one door closes, several other doors open…(more on that later). 🥂🎉Cheers to another 15,000 square feet of vacant, underutilized retail space in the heart of Downtown officially back online for our city to access & activate. This old Crunch Fitness space sat vacant for 6 years. The truth in preparedness was proven with how this space even came to be:

“The deal was an outgrowth of an introductory meeting in April between Callender, Akridge’s David Toney and MetLife’s Leslie Smith at an Arena Social Arts Club (@arenasocialdc) event. Smith let Callender know she had some vacant space at District Center and invited him for a tour of the building.

“I just fell in love with 555. It’s clean, and it’s exactly what works, as far as turning something on relatively quickly, instead of waiting for the story of a commercial real estate broker trying to find a home-run tenant that might take years,” Callender said.“

It’s been fun repurposing underutilized, abandoned, blighted, dilapidated properties and lots in and around the Washington DC region. ‼️🚨For anyone tracking, we’ve beautified over 200,000 square feet of real estate since 2010 and have signed leases and license agreements with over 16 different real estate owners & developers. For those unfamiliar with the work, visit suitenation.com

We definitely have way more work to do, but for now, let’s enjoy the next few years at @sandlotdowntown at @districtcenterdc. See you soon!?🤞🏾❤️

Last weekend, the city slowed down for a moment as @cultureofbathing transformed @sandlotanacostia into a collective reset. And of course, we brought the mocktail experience to match.

Just another reminder that balance can still taste bold!
