Hi to all my recent new followers!! 👋🏻

Here is an introduction to me and what I do! 🌸 Thanks for your support, and more content about homeowning and personal finance will be coming soon 😌

My goal was to spend no more than $20-30k total on the down payment and closing costs, and I think I did pretty good in the end.

The strategy I used was to maximize seller’s concessions, aka credit given to you by the seller towards closing costs, which makes a big difference in reducing the cash up front that you pay. But, depending on which loan you get, there’s a cap on how much sellers concessions you can get (3-6%).

Inspections may seem like extra costs during the process but they usually end up paying for themselves - if you find issues with the house, you can negotiate for repairs to be done or to have more sellers concessions.

As for closing costs, they’re made up of dozens of smaller fees which really add up.

There are so many various fees that go into buying a house, and several things that you have to pay for in advance.

POV: You’re house hunting and nobody told you to check these 5 things 😱😳😥

But for real, these are super niche factors I’ve learned from my own experience that can end up making or breaking your level of happiness with your home. So be sure to take note of these while you’re house hunting, before it’s too late!

🤔 How many of these did you already know about?

There’s nothing more empowering than being able to provide for yourself and give yourself the life you dream of 😌

Surviving in this economy as a single person is plenty tough (especially as a woman amirite). I’m grateful that 18-year-old me educated herself and pushed herself to make smart financial choices even if they were boring and unsexy, so that she could have options like buying a house in her 20’s.

It only takes a few good financial decisions to set your future self up for success!

My A/C in my house stopped working in September…this is how much it cost to get it fixed…

The summer heat in Austin makes it ever more important to have a functioning A/C, and sometimes you gotta just shell out the money in order to get things fixed asap.

The app that I use to track all my expenses and see how much I’ve spent across my credit cards in a month is from @monarch_money, comment “App” if you’d like to check it out!

This is your sign to finally get that ear piercing you’ve been thinking about 👀✨

If you’re in Austin, @steelninkaustin offers professional piercing services in a clean, welcoming studio right inside @bartoncreeksq mall!

They actually started in Canada and opened up their first location in the US right here in Austin.

I’d been wanting a second ear piercing for the longest time, and I’m so glad I finally got to do it! Thank you @steelninkstudios for having us!

Come explore Vegas with me solo! While I don’t do the typical activities that Vegas is known for (gambling and drinking), there was plenty of other fun things to do and places to eat.

Plus, on a budget. You can literally wander the cool hotels for free and see the attractions that each one has, or find activities like a head spa and a show that are under $50.

In terms of safety, I wasn’t too sure how safe I’d feel in Vegas traveling alone. But in my experience, I felt quite safe exploring Chinatown and the Strip.

To all the assuming men who comment “Oxford study” on my posts, you may be surprised to see that women who intentionally date minority men exist.

This is probably my deepest and most vulnerable video to make, but if it helps even one person to understand, or to inspire one person to consider adopting this rule too, it’ll be worth it.

Please don’t hate on minority women who are open to all races or who do date white men. These are simply my personal reasons and every woman is entitled to finding the right partner for her, whether or not race plays a factor in that decision.

This is absolutely not me judging women that do but rather to share why I intentionally choose to date minorities. For me, the intersectionality of being Asian and female led me to making this choice, and there are many reasons besides the ones I shared in the video as well.

Now that I’ve shared, do you prefer to date inside your own ethnicity, race, or are you open to all?
