Why NYC condos might cost you more than you think?

One important thing to consider when buying a new development condo in New York City, is the projected monthly costs, especially if you’re one of the first buyers.

You see, before closings begin, developers have 100% control over the building’s budget and determine the estimated costs for each unit. These initial estimates sometimes can be way lower than what’s truly needed to maintain healthy financials in the building.

As more units sell and control shifts to the Condominium Association, the condo board soon is forced to raise monthly dues to cover actual operating expenses, budget for routine maintenance, and keep enough reserve fund.

It’s important to always consult a licensed professional before making a purchase. taken in New York City by @sargis.mosyan

What is a HELOC? Is it free money?

HELOC is not free money. HELOC stands for Home Equity Line of Credit. This allows you to borrow against the equity you have in your home. In order to get a HELOC, you have to apply for it, and most of the time, there will be application or origination fees, even an appraisal fee. Depending on the lender they might also charge annual or maintenance fees, to keep your credit line open. So you have to take into consideration the costs associated with getting a HELOC.

And most importantly, you are borrowing money. This is not a gift from your lender. In addition to paying back the entire amount that you borrow using a HELOC you’ll have to pay interest on the borrowed amount.

Depending on the person, this can be the right financial tool, to access your home’s equity if you know what you’re doing, but be very careful when you are considering getting a HELOC. Failure to repay a HELOC can have serious consequences. taken in New York City by @sargis.mosyan

Is it a good idea to skip the home inspection when buying a condo or a co-op apartment in NYC?

When purchasing an apartment in NYC, the inspection cost is the worst place to try and save money on.

It’s true that condo and co-op owners aren’t individually responsible for large repair items like the roof, façade, or foundation, and for a lot of buildings, your inspection is typically limited to just the interior of your unit. However, it can still uncover hidden issues, things like faulty electrical wiring, plumbing problems, mold, or water damage. These problems may not be immediately visible but could lead to costly repairs in the future.

General apartment inspections aren’t very expensive for condos and co-ops, and they offer peace of mind. If the inspection report shows no red flags, it will make you feel confident in your purchase and you’ll have a full report about your apartment. On the other hand, if the inspection reveals concerns, it can save you from unexpected surprises and costly repairs down the line. If the initial negotiation was done correctly, you’ll have an option to renegotiate to address those concerns or you can just walk away from the deal. taken in New York City by @sargis.mosyan

Are You Falling For This Home Buying Trap?

Here is one of the biggest traps when it comes to buying a home: searching for the perfect home that checks off all the boxes. Even if you have significant resources to increase your budget as much as you want to buy or even build your ideal home, what feels perfect today may not meet your needs in 3 or 5 years as your preferences and lifestyle change over time. For most people, navigating the current housing market means working within budget limits, making it important to focus on what truly matters rather than perfection when you are a first time home buyer. This video provides first time home buyer tips to avoid common mistakes and understand how to buy a home that truly fits your evolving life. taken in New York City by @sargis.mosyan
