SAN ANTONIO HAS BEEN TELLING STORIES FOR MORE THAN 300 YEARS.

Today I spent some time inside the Spanish Governor’s Palace, and it reminded me just how special this city really is.

The story of this property reaches back to 1722, when a one room home and office was built for the captain of the Spanish Presidio. Rooms were added in 1749, the property continued to grow through the late 1700s, and over the generations these walls witnessed San Antonio evolve from a Spanish colonial settlement into the city we know today.

And the history did not stop there.

The building later served different purposes, including commercial spaces and even a pawn shop. In 1915, preservationist Adina De Zavala began a years long effort to save the structure. The City of San Antonio purchased the property in 1929, restoration followed, and it opened as a museum in 1930.

Walk through it today and you are literally walking through layers of San Antonio history.

That might be what I love most about this city. We continue to grow. New towers rise. New restaurants open. Entire neighborhoods change. But tucked between all of that progress are places like this that remind us where San Antonio came from.

The courtyards. The stone. The architecture. The stories. The culture.

San Antonio is beautiful because the old and the new still live together. ❤️

If you have never visited the Spanish Governor’s Palace, put it on your San Antonio list. Sometimes the best way to appreciate where we are going is to spend a little time understanding where we have been.

Restaurateur Jason Stout (Stout's Pizza Co., Stout's Signature) just opened Stout's Jewel (@stoutsjewel), an upscale piano bar with craft cocktails and event space inside an 1850s King William landmark at 1102 S. Alamo St. The historic building, once home to The Jewel, welcomed its first guests October 2.

🚨 RUMOR: EL CHIVITO FOOD TRUCK PARK IS ACTUALLY HAPPENING?! 🌮🔥

West Side, this is HUGE. A state filing registered October 8 shows Food Truck Park "El Chivito" rising at 9235 Marbach Rd, San Antonio, TX 78245: a $250,000 new-construction build made from shipping containers, with work projected to start July 2027.

And get this, their COMING SOON sign has been standing on that lot since at least March 2025. This has been in the works for over a year, and now the state filing shows it is officially moving.

The name ties it to Tortas Ahogadas El Chivito, the family-owned Guadalajara-style spot famous for tortas ahogadas and birria, with trucks at Crossroads Blvd and 9055 Marbach Rd.

Nothing confirmed by the business yet. This is a filing, not an announcement, so keep it as a rumor until they say it themselves.

🚨 SCHERTZ IS GETTING ITS FIRST FIRST WATCH! ☀️

First Watch (@firstwatch), the country's largest daytime dining chain, is opening its first Schertz restaurant at 18574 IH 35 N in the booming Schertz Station development, joining Portillo's, CAVA, Dave's Hot Chicken and Handel's Homemade Ice Cream. The state filing for the Schertz Station Lot 3 building shows construction wrapping March 31, 2027. No official opening date announced yet.

🚨 RUMOR: LA DESCARGA TAKING OVER THE OLD AMP ROOM? 🍸

State filings show a new nightlife concept called La Descarga planned for 2407 N St Mary's St on the St. Mary's Strip, the former home of The Amp Room. Renovations are listed from December 2026 through April 2027.

Same address, new name in the paperwork. A different name surfaced for this spot in earlier city filings, so take the name with a grain of salt for now. Theme, ownership, entertainment, and opening date are all unconfirmed, and there is no verified link to the LA spot with the same name. Nothing confirmed yet.

🚨 SATX SCOOP: J-PRIME ITALIAN COMING TO 1604? 👀

RUMOR: A TABC filing from September 28 shows J Prime Italia LLC applied for a food and beverage license at 2318 N Loop 1604 W. That address is the vacant freestanding restaurant building that was Galpão Gaucho Brazilian Steakhouse, about a mile from J Prime Steakhouse.

Why this one matters: the J-Prime group already confirmed their Italian concept, Ardēre Braceria Italiana, is opening fall 2026, and their own construction filing used the project name "JPrime Italia." Nothing has been confirmed by the group. This is just the filing, but the name match is hard to ignore.
