Thinking about buying in NYC? 🏙️ A co-op may be a smart way to become a homeowner without paying condo prices.

Co-ops can often offer:
🏡 More affordable purchase prices
💰 Lower entry costs than many condos
📍 Great locations throughout Brooklyn & Queens
🔑 A practical path from renting to owning

Yes, there’s a board approval process—but with the right broker guiding you, it can be much easier to navigate.

Ready to see what co-ops fit your budget?

📲 DM me “CO-OP” and I’ll send you available options.

Help me please ( In my Marlon Wayans voice ) Part #1 of my story about the Bees by @scheffee

If you’re apartment hunting in NYC, you’ve probably heard: “You need to make 40x the rent.”

Here’s what that actually means 👇🏽
💰 Monthly Rent × 40 = Suggested Annual Income
🏠 $2,000 rent → $80,000/year
🏠 $2,500 rent → $100,000/year
🏠 $3,000 rent → $120,000/year
🏠 $3,500 rent → $140,000/year
🏠 $4,000 rent → $160,000/year

So if an apartment is $2,500/month, a landlord using the 40x guideline may look for approximately $100K in annual income.
⚠️ But 40x isn’t a NYC law. It’s a common landlord qualification guideline, and requirements can vary by building and owner. Some applications may also consider combined household income, guarantors, or other financial qualifications.

Before you start touring apartments, know your numbers! It can save you a lot of time. 🔑
