👀 Sold and Closed in Boca. 😅
Buyer Representative.
$12,600,000

There is no easy deal in real estate. There may be easier ones than others, but almost never is a deal perfect on both sides. Whether that is the buyer, the seller, the attorneys, or cooperating brokers not all aligning together. This one was one for the record books.

I had the privilege of meeting the clients through their financial advisor on LinkedIn 3 years ago. I found the clients a vacation rental in Miami Beach. That continued for another year when they came back. This time around their family was growing again and they wanted to settle into Boca Raton. We went out and found a property and agreed to terms and signed a contract. Lo and behold the selling agent reneged by stating that only the husband agreed to sell and not the wife and we were missing her signature so the deal was not valid. No wonder that property has been on and off the market for 7 years with 6 different brokers.

Being well connected to other agents in the area, I made sure to connect with everyone to find something off market that would appeal to the clients. After walking the massive 11,000 SF property we all fell in love with it. From the high ceilings, to designer finishes, to the acreage of land for their children to run and play and grow up this was going to be a great fit for them. The property was going through a full gut renovation by an NFL player.

Everything was coming along perfectly, until the selling agent continued to make fabrications that the property was ready when it clearly was not. Their only initiative was to take care of themself. As always, I did everything on my end to protect the clients and make sure the property was delivered finished. It was challenging and there are many more behind the scenes stories, but we go it done.

Huge thanks to Alex Perez for connecting me with the client and @jbwiththejd for going above and beyond behind the scenes with the transaction. by @scottyd15

The appraisal came in low and everyone in the transaction vehemently disagrees with the decision. As a real estate agent, this scene is all too familiar. Inman contributor, Troy Palmquist spoke with 10 expert real estate agents to unpack what agents can do to avoid this for their clients, including how to handle the appraiser’s blindspots - Missed upgrades. Thin comps. No hyperlocal read on a transitional block. A tight timeline.

“The name of the game isn’t to influence value, it is to provide context.”

Chicago checked every box. 🍕🏙️⚾

Skydeck views. Navy Pier. Architectural boat tours. Coffee stops at Sawada. Burgers at Au Cheval. Pizza from Zarella’s and Pizzeria Portofino. Cubs baseball from the 1914 Club with on-field access.

But the real MVP was Cali, who accepted my challenge of 30,000 steps a day and somehow still had enough energy left to keep exploring.

These trips are always about more than the sights. It’s the memories, the laughs, the random detours, and seeing a city through your kid’s eyes.

Chicago, you were good to us.

Now the important question… where should Team Drucker go next? ✈️🌎 by @scottyd15

Chicago owes us absolutely nothing after this week.

125 agents from across the country. One city. One division. Endless ideas, laughs, referrals, and always some late night drama.

From batting practice on the field at Wrigley Field with our referral partners, to architectural boat tours through the heart of Chicago, intimate dinners, magic shows at The Magic Lounge, and mastermind sessions learning from some of the best in the business… this is what makes the Compass Sports & Entertainment division different.

No egos. No gatekeeping. Just high level collaboration, relationship building, and a reminder that the best business is still built face to face.

Grateful for every conversation, every new connection, and every person who traveled across the country to make it special.

Now excuse us while we all spend the next 3 weeks following up on referrals and pretending we don’t need a detox. ⚾️🏙️🥃✨

Miami, we’re on. 🌴🎤
I’m speaking at The Social Summit (Feb 24–26) on a panel called “Scaling Through Referrals: Collaboration Over Competition.”

And this isn’t just for real estate people. If you’re in business, sales, branding, content, entrepreneurship, or leadership and you want to grow through relationships (not ads or chasing algorithms), this is for you.

We’ll break down how to stay top of mind, build real trust, and turn good connections into repeat opportunities across markets and industries.

Happy 7th Birthday to our Cali! 💖
Brave, funny, kind, smart, talented, and beautiful inside & out — you truly are one of a kind. We’re so proud of you and love you more than words! 💫🎉 @scottyd15 by @scottyd15

Took the fam to see @morganwallen — Cali’s first concert and she outlasted half the adults 💅
She danced, sang every chorus (even the ones she made up), and somehow still asked for dessert after midnight.
